My gut would say it would be (nearly) impossible. I'm assuming egress, systems, parking, etc are equal to what's necessary for the existing plan with little or no buffer to eat into.
When they built Pillsbury Center back in 1980 , the taller tower was originally going to be 36 stories, but they added 4 more after it was well along in construction. Depends on whether the base can support it. As far as Nic on 5th, I suspect it was downsized to 26 stories because they couldn't get the financing to build 6 additional stories. But I'm thinking the base probably can support 33 stories. It looks exactly the same as the original taller proposal.

I don't think any of Magellan's Lakeshore East Projects have had one, so I'm guessing no based on that.

When I talked to Brian Gordon (Project Manager) a few months back, Magellan wanted to have a webcam on the nearby school. I'm sure the school district would've had to approve it. Perhaps, they're going to wait till spring to install it, if it was approved. Otherwise, I'm sure they'll try to find another location for a webcam. Magellan did intend on having a webcam for the project.

Perhaps a tad premature, but does anyone have a rough estimate what rents may eventually run for this building? I presume there's a large range, but I'd be curious if anyone has an educated guess for various setups. I'm especially curious about a 1-br unit facing downtown. Will rates be higher depending on which side of the building you're on?

I'd guess rents would probably be within the range of $2.10 psf to $2.60 psf ( or higher). Higher floors will certainly command higher rents. While the downtown view will be awesome once you get above the Hyatt, the south and west views will also be nice, due to the church spires alongHennepin, Loring Park, and sunny southern exposure.

So maybe $2,000/mo for a 750 SF 1BR apartment on the top floor facing downtown......yikes!!!

You know who comes out way ahead on this project, the neighborhing buildings with a similar view!

And pardon my ignorance once more; would units generally have one parking space, with extras available at extra cost? On a separate note, does anyone have a guess as to when occupancy might start? A year from now?

My understanding is that there are actually fewer parking spaces available than there are units, so this may be the somewhat rare new apartment project where all parking is an added cost and available on a first-come-first-served basis.

I also understand that the building has a deal set up with the Hyatt ramp to rent additional stalls from them as needed.
