Someone should have asked those two guys standing at the corner of the gas station.....bet they would have had some answers about the project.

That's funny - I would not be surprised if SA, the creepy liquor store and others get a little bit of a face lift a couple years from now.

With that new fancy Lund's liquor store - the current one next to SA may find themselves only getting a certain kind of clientele down the road.

With that new fancy Lund's liquor store - the current one next to SA may find themselves only getting a certain kind of clientele down the road.

I would much rather prefer to see the gas station moved south of 94 next to the Family Dollar (maybe even off the vacant lot of Nicollet Ave and 18th st. and see a larger station) SA would be able to have a larger space and better visibility. Secondly that would free up the space on the corner to rebuild the site into maybe a 7-15 floors of residential space with 1st and 2nd floor (if needed) for retail space. Ideally the current stores would be allowed to have a very long lease if they wanted to, and it would be nice to see if a developer worked with the current businesses to preserve them! (this project would include the Jungle Salon) I think it would be a win win win :mrgreen:

Call me crazy but I don't think the type of people who live in luxury apartments are the type of people who enjoy's a SA hot dog sale 2for1 :lol: besides the gas I doubt they would visit the store much

Also I would be curious to know how old are there current tanks for gas? I would imagine if they are getting old and in need to be replaced it would be a perfect time for them to consider a relocation. The strip mall is to car focused although it would still be nice to see maybe 3-5 Guest parking spaces and 8-10 customer parking spaces with one level of basement parking for residents or a packaged deal with the Hyatt parking ramp just like the Lasalle tower :)

Well that vacant block at 18th and Nicollet is SUPPOSED to be a hotel, I think (6-8 floors).

I kind of doubt the city would let someone build a gas station on the 18th & Nicollet block.

If 1368 Lasalle is built , I think the days for the SA to remain are numbered. BTW, the prices for food at SA are much higher than Lunds!

Lancestar made the comment that the strip mall was too car-centric... I would like what you're smokin'. The only thing that keeps these businesses open is the foot traffic. I will sometimes try to fill up at that station and I've left several times because, not only can I not get to the pumps, but there are so few parking spots that I can't even get off the road to wait.

I agree that this store is on it's last legs and I can't think of too many people that will be sad to see it go. This location would be good for just about any kind of development, but I would bet it will be 6 stories and 140 units because that's what's being built right now.

Yes, the Lotus, Rainbow Road, the dry cleaner, And the liqour store are all decent, well run businesses. SA is always been the "problem business" in that strip mall. It has always encouraged loitering ( and harassment of females), and I remember a time when there was major drug dealing and robberies going around SA. I would not be sad for it to go. The other businesses are great and should be part of the neighborhood, especially The Lotus and Rainbow Road. But I think 1368 is going to be a game changer, and will make this property much more desirable for intensive development.

back in the Bay Area, a handful of specialty beer places -- usually Belgian specialists, but sometimes a slightly broader focus on craft beers beyond Belgian -- took off and were immediately successful. That's what I think Loring Park needs most. Not a place to drink Budweiser/Coors/Miller (all of which I loathe) or even Surly/Summit/Bell (all of which I love). If were more entrepreneurial and had industry experience, I would be working right now to make this happen.

I wasn't referring to anybody's personal experiences visiting the site. The design is of a typical strip mall with a parking lot out front and difficult access for pedestrian. Pedestrian entering the mall from the west via Grant have a nice stairs and a continued sidewalk which is the only good access point. While from the East side you have only a round stepping stone that crosses you into a parking spot. (even if they just moved the parking spaces back 3-4 feet would be a huge improvement in the accessibility, and create a continued sidewalk from the street's sidewalk into the Mall's sidewalk) Also that space is usually occupied by bikes or other people just standing around. The situation is only 10x worse during winter as usually they never shovel the passageway making most people have to use the car entrance or attempt to cross in a makeshift trench.

Of course the design is very lacking in handling the current demand mostly because of the limited space mostly due to only having 4 pumps to pump gas. Also the design isn't very as convenient as a suburb gas station however the site is designed to favor cars over pedestrian traffic even though it does a failing grade at both.

Curious, does anybody know of a urban gas station in the US Ideally not to far from MN that truly is a urban gas station with outstanding pedestrian access?

Also as to what I'm smoking I quit smoking cigarettes almost 2 years now :D and I never smoked a drug a day in my life! :D ...however, I do drink Yogi Stress Relief tea late at night it does wonders to help me relax! it's almost like smoking something but then again I really wouldn't know!

Speaking of the strip mall - I'm more happy with the new Lund's Liquor store - I've frequented the liquor store by SA as well as the Lowry Hill liquor store - neither one having invested a dime in store improvements - and on top of that the cashier's are less than friendly for sure.

Going to Lunds - not only do you have a much larger selection of prodcuts, but you also have a knowledgeable and helpful/friendly staff there.

Some people may not care about this - but many do - once you experience it you wonder why you would continue to patronize the other two locations.

I don't know if the current parking lot operates with any long-term contracts that would need to be ended in order for construction to begin, but it does seem to be thinning out a lot the past couple weeks.
