Lancestar made the comment that the strip mall was too car-centric... I would like what you're smokin'. The only thing that keeps these businesses open is the foot traffic. I will sometimes try to fill up at that station and I've left several times because, not only can I not get to the pumps, but there are so few parking spots that I can't even get off the road to wait.
I agree that this store is on it's last legs and I can't think of too many people that will be sad to see it go. This location would be good for just about any kind of development, but I would bet it will be 6 stories and 140 units because that's what's being built right now.
I wasn't referring to anybody's personal experiences visiting the site. The design is of a typical strip mall with a parking lot out front and difficult access for pedestrian. Pedestrian entering the mall from the west via Grant have a nice stairs and a continued sidewalk which is the only good access point. While from the East side you have only a round stepping stone that crosses you into a parking spot. (even if they just moved the parking spaces back 3-4 feet would be a huge improvement in the accessibility, and create a continued sidewalk from the street's sidewalk into the Mall's sidewalk) Also that space is usually occupied by bikes or other people just standing around. The situation is only 10x worse during winter as usually they never shovel the passageway making most people have to use the car entrance or attempt to cross in a makeshift trench.
Of course the design is very lacking in handling the current demand mostly because of the limited space mostly due to only having 4 pumps to pump gas. Also the design isn't very as convenient as a suburb gas station however the site is designed to favor cars over pedestrian traffic even though it does a failing grade at both.
Curious, does anybody know of a urban gas station in the US Ideally not to far from MN that truly is a urban gas station with outstanding pedestrian access?
Also as to what I'm smoking I quit smoking cigarettes almost 2 years now
and I never smoked a drug a day in my life!
...however, I do drink Yogi Stress Relief tea late at night it does wonders to help me relax! it's almost like smoking something but then again I really wouldn't know!
