I presume the tower glass progress has been slow lately due to the cold, but they just appear to have finished the SW corner's cladding.

Magellan has set up a leasing space for LPM apartments on the first floor of the IDS Crystal Court. In a hurry couldn't take a photo of it, but it looked open if anybody is interested in checking it out.

The website has been updated to include floor plans & pricing! I just got an email about the Crystal Court leasing center being open. Looks like the cheapest unit they have is a studio at $1611/month and the most expensive 3br penthouse at $4852. Looks like I won't be moving here anytime soon...

I'm a little surprised that the 3 bedroom penthouse for $4852.00 doesn't have a balcony off the master.

Btw, the top floor at One57 in NYC is going for 98million I believe. Of course it's 700 feet higher up and it's NYC.

Thankfully you won't need to since you can stroll to work without driving.You could buy a new car with 4 months rent.

I already knew the rent prices were going to be high, but when a 1 bedroom is starting at $1600...yeah I don't think so.

I saw it in another thread... Magellan reported 700 applicants/interests for this 353 unit building. Wow! Yeah, I'd say there is some pent up demand for a (few) new residential tower(s).

Wow. I'd be interested to see Opus's results for the Nic, to see the relative demand for being on the north side of downtown vs. the south. Or, I guess, the relative demand for living in a prettier, taller building.

I signed up for the "VIP" thing on the LPM web site and they just called me today. They mentioned their leasing office was open. As strong as demand is, with these prices, I'm wondering if they will have any specials... throw in free parking or first month free or something. I was strongly considering moving to LPM but I just can't justify these prices. I'm kind of thinking once they get an idea of what actual demand is, they might start having move-in specials. Filling the apartments quickly is a bigger priority than getting top dollar for them. The difference can be made up.

My guess is Nic on Fifth will attract many people who travel a lot and want convenient access to the airport via LRT. LPM probably will be home to quite a few affluent people who have relocated here ( for whatever reason) and previously lived the high rise urban life in other very large cities. Also, I think LPM will have a fair amount of empty nesters who live in Minneapolis part time and head south for the winter.Wow. The rent here isn't that outrageous compared to the other recent luxury apartment projects around town. Units here look like they run about $2.30-$2.50/sqft (including the 3 bed penthouse), which is comparable to the Soo Line Building. Nic on 5th starts at around $2.50/sqft. Recent 6-story wood buildings are about $2.10-$2.30/sqft.
Not that it isn't expensive (it is luxury), but it's not outside current market prices.

Sooo, it looks to me(while driving by, and looking at the webcam) that the top concrete floor is part mechanical and a bit taller...will this be the floor with the frosted glass? If so, I don't like that they are leaving that rooftop mechanical sticking out like a sore thumb. I was hoping it would be covered.
