Lastly, City of Mpls parking requirements for commercial space are onerous. Parking requirements for restaurant space are even worse.
But isn't that not the case downtown?

Way to get right to the heart of it. Yes. This is the short and sweet way of saying it. I gave reasons why the "less sure thing" is difficult.
Parking: Even if parking isn't mandated, restaurant space is difficult to rent if parking isn't readily available especially in an area that *currently* isn't booming with entertainment/restaurants. Hopefully all of the predictions for Downtown East will come to fruition but it's a wager for the developer...

Let's not forget that Encore is in a parking district with at least 2 parking ramps within a 3 block walk at most. There should be no need to worry about parking with the 2 parking ramps near by. Part of why they built all the parking in the first place, to help spur future development.

NO parking minimums for residential or commercial in this area (to the best of my knowledge).

Downtown is parking minimum free. This is more progressive than many American cities. Now the council needs to see it's worked downtown and extend the policy citywide!

Really like the positioning and how it causes an open small park in between this and Zenith.

Very nice building. Zenith is one of my favorite buildings in this area- great to see something that compliments it so well. 12 stories isn't too shabby, either!

I was expecting to be disappointed, but it's actually quite good. The fact that they are going with a light gray and glass makes the whole think look a bit sterile, but that's my only real complaint. It'll be nice to have a single block with three new buildings that are all different heights. The main issue I have with most developments is that their footprint are too large.

Judging by the unusually high ratio of 2BRs to 1 BRs, it certainly seems like they have an eye toward condo conversion.

Only 6 studios @ 597 sq. ft. Just 1/3 of the building is 1BR. Everything else is 2BR, 2BR+den, and penthouse.

122 units, 199 BRs, 181 parking stalls.

It should be taller.

Also it's too tall it's out of scale of the SFH miles away in South Minneapolis. I'm worried about shadows.
