Old buildings are now all demoed. I'll try to get some photos on the way home today. I couldn't tell if a crane or pile driver was being set up this morning. Moving fast now ...

It's a weird feeling walking down 15th, with a building looming six stories over the sidewalk where there used to be an open lot and (temporarily) open space where there used to be a building.

I really like this project. I think it turned out well and fits the neighborhood nicely.

I love how "Urban" it is. It feels very compatible with the other "grand old" residences in Loring Park.

The dramatic change and look along this stretch of Nicollet is still hard to get used to. But for the most part, I think it's hard to argue its not a positive for the neighborhood. I hope the retail spaces are leased to independently owned businesses. An inexpensive restaurant at the corner of 15th and Nicollet along the lines of Lyndale Ave"s "World Street Kitchen" would be a great fit, and create a nice local hangout.

There already is Nicollet Diner at 15th & Nicollet that is inexpensive and good neighborhood place, so wouldn't want to put them out of business. Maybe more of a convenience/deli/small grocery would do well and a smaller, sit down restaurant????

I can tell you right now that the Nicollet dinner isn’t going anywhere any time soon. They also have the most consistent late nights in this entire area of town. I’ve worked there, I know the owners, and they’re expanding with the neighborhood wiThin their services.

This restaurant isn’t going anywhere any time soon.

Maybe one of those mini Cub Foods stores. The one in south Minneapolis is so cool. It would cater more to the neighborhood what with the density here and really wouldn't require parking.

The Nicollet Diner is great. But I'm sure there's room for another restaurant in this vicinity. There were several on this stretch before they were torn down to make way for these apartment projects. A smaller urban format grocery store is another good idea.

Doubt it, but I would love to see something like that. Especially when it's a company with larger traditional sized stores that way you can still special order items that they don't have enough space to carry, yet you don't have to have it shipped directly to your home and worry about being at home to receive a package.

Come to think of it, seems like Walgreens and CVS could really take advantage of a Amazon partnership with Amazon lockers located in there stores, if not there own version of such a shopping/delivery system.

The one on 46th has a lot of parking. I'm not sure Cub gets urban stores with a lot of walk and roll up businesses. They built a small store, but right of a major artery and assuming people will drive (and I do sometimes).

L&B, on the other hand, seems to get how little parking they really need in the city, although that's obviously more upscale. Would be great to get a Cub with parking like the 12th & Hennepin L&B (or less).

To be fair there already is that street parking lot with 49 spaces, which could be converted to sideways parking on the north side of the street as well making maybe 70 spaces in total. It's a nice asset, that could help boost retail if they could turn it into a private lot allowing businesses to hand out free parking with purchases like what Target downtown does.

I'm usually not one for those "save our parking lots" campaigns. However it's compact, next to retail and is a good asset if it is used to promote retail in this area.

I like how this building turned out. I see that they participate in an affordable housing program, but I don't understand how with these income restrictions and the base rent of a 1 bedroom how someone at that income can afford that. I did the math that is about 31% of your income.

I may be misunderstanding you, but spending 30% of your income on housing is a pretty standard metric of affordability.

and on top of that if you worked fairly close..or maybe even not so close with public transportation, would you even need a car. I remember owning my house near 31st/Emerson Ave So and working at City Hall, I would ride my bike, take the bus and even walk to/from work. I did have a car but in 7 years I only put on 20,000 miles. Driving to the burbs for Home Depot or to go see a movie and then down to Rochester 4-5 times a year.
