So massive! Wish it went straight up but its not so bad as is either. Better than a parking lot (ducks thrown tomatoes).

So let's say this thing passes the planning commission and the council, any ideas as to when it would start construction? Is the demand there for this many new condos? Another thing I am curious about, is whether the condominium project is located near any public transit stops.

There is pent up demand for Condos for sure. Those 300+ units may take some time to fill, especially if you have the 200 Tower across the river with better DT views selling at the same time. The mix of 2 and 3 bedroom units may make some easier sales, as I don't think there are that many units that are more than 2 bedrooms without going further up in the 200 tower where the prices also go up. This site would work nicely for anyone

This is approximately 6-7 blocks from the DTE LRT station. There are buses that run along Washington, what the numbers are and frequency I'm not sure one that needs to get on the freeway and drive, close to the ramps. Some may prefer the less dense/busy area along the river verse the 200 tower that sits on a busy street and you have to go down the buluff to get to main street and the river which is a much more used area of the river.

I think it looks nice and the materials all *look* high-end. I think it will turn out looking sharp and attractive. I don't think anyone should worry about whether they will sell, and how quickly. I think the Mill District has proven to be an attractive area for condo buyers. Not to mention, 32 units sold have been sold and 5 are currently reserved at Portland Tower. I think the condo market can absorb many, many more units in and around downtown.

The problem is, most of the people who buy condos will not be your young active, fresh out of college, folks. They will be older adults, whom may not be able to walk that distance to get to a light rail.

I see a lot of 30-50 year olds living in the Mill District now. Of course there are seniors there too, but not as a majority.

I think this is quite an overstatement. They're not building a retirement community. Yes, a lot of retirees purchase condos downtown, but people like my parents, both in their 60's, are very active (eg. running marathons) are one of the many target markets for condos.

I think it's safe to say that the average purchase age of condo's downtown is trending downward as more young couples are seeing the plausibility and benefit of raising kids in an urban environment.

I'm in this area frequently, at least a couple times a week, and I had trouble believing at first that this site was twice as far from DTE Station as West Bank Station. Just shows how much of a mental barrier that freeway trench is.

Not quite that big of a difference.

From the intersection of 2nd St & 12th Av, it is 2,945 feet to the DTE station walking to Washington, then Chicago, then to DTE Station.

It's 2,210 feet walking to Washington, then to 7 Corners, then to the West Bank Station. So a difference of roughly 700 feet, or about two blocks. So DTE is not twice as far away as West Bank. You gotta count distances along the available walking paths. "As the crow flies" doesn't work. Unless you're a crow.

Either way someone can casually cover those distances in 12-15 minutes. Just depends upon the lights.

Those measurements weren't as the crow flies, they were along sidewalks.

Playing around with Google Maps, it looks like intercomnut was measuring from the corner of 2nd St and 13th Ave, and using the sidewalk between the Minnesota Supercomputer Center and the off-ramp to get to West Bank and Cedar-Riverside Stations. I'm not sure which corner the front door's going to be in, so I guess you're both equally right?
