Bakery on 2nd, townhomes along Park, restaurant on Washington. Not bad at all.

I wish they were able to connect this underground parking access with the adjacent parking ramp (does that one have underground levels?). Otherwise its nice to have a block filled in, even if its pretty cookie-cutter.

Per the Strib, the other proposal from Grand Real Estate is a 6 story condo building with 48-52 units. Working with city of lakes trust to make some units affordable. 3,000 foot of retail space for restaurant and bakery plus a dog park.

I predict a showdown with the neighborhood association if the city goes with Sherman.

Why? The neighborhood has been pushing for a police substation and some sort of coffee/bakery space this past year, and this has both.

Because from the get-go of this RFP process the neighborhood has been strongly pushing for condos over apartments on this site, citing the results of their survey. They've already had several tense meetings with city staff as well as Frey because they allowed for the option of rental units in the RFP. Well, what do you know, we have a proposal for each.

I hate to say this, since it's a Julie Snow design and all, but I'm not feeling this design. It works a little bit across the street because of the times it was built and the landscaping. But why make a copy of it?

yeah... definitely did not nailed it. It has some interesting features though, is that just a glass cube for the restaurant and retail? It basically mimics the building across the street but doesn't seem to have any character. I love Snow Kreilich but this is not my favorite.
