I didn't read the article, but I did notice that they mention this is now a 10 story project. (In a more ideal world Thrivent could scrap their 8 story suburban project move into this and give us 20 stories?)

11 floors. Includes the potential for a much taller building on the parking ramp next-door.

Ooh, anodized aluminum. This is going to be an attractive building, as far as block-long monoliths go.

What are the odds that something else is built on top of the ramp next door? This would require the company which owns the ramp to partner with a developer? But do they have any interest? Also is this has always been a possibility wouldn't it have been done by now?

I'm not sure that was the implication?

Can someone clarify this option to build taller next door?

I'm under the impression that what they are saying is there is some sort of rule about heights and visibility in this area so that by building a shorter building the adjacent lot could have a taller development on it?

I'm not sure that would mean keeping the parking garage next door and building on top of it (gross) or for a future development of the parcel.

Given the advanced age of that ramp, and the unlikeliness that it was originally designed to carry any additional structure atop it, I'd say the odds of it are not good.

Seems like wishful thinking on behalf of the city. The company that owns that ramp is making a pretty penny given it's location and the demise of the ramp the City Office Building is taking the place of. Thrivent will have their new ramp, but it will largely have space for their employees I presume and not be intended as a place for those going to the Government Center to park. You also have more County employees eventually moving into the old Thrivent HQ. Who knows maybe they'll be a proposal to tear down the ramp and build a tower with a bunch of parking underneath. Nothing is impossible?

It's almost like the city should have...
1. Reclad the east ramp and
2. Reconfigured the ground level to make the street presence slightly less awful
...before swapping it with ImPark to get the ramp that the city building will replace.

Maybe this is a weird thought but I feel like as far as parking garages go, the one being torn down is one of the most attractive we have downtown.

Me too. I like what they're doing to surround Government Plaza with actual active uses, but all else being equal, it would have been much better to tear down the gross other ramp.

That lobby and skyway space is great. So light, airy and open.

I am extremely impressed. This building will be a great addition to the area and an example of the building street presence that the city wants new developments to strive for. Do we know where they decided to place the coffee/snack stand?

The coffee stand will be going on the 5th St corner - basically right at the vantage point for the third image in Grant's post.

Thank you Grant, for posting the pics. I love the random openings and modern design, and being being very open to the street.

The attention given to the street level and the openness of the skyway level to the outside is the best part of this design. I'm glad that, with a public project, the city allowed or encouraged their design team to set an example for private developers.
