I.. I wasn't saying that those are still alive. I doubt Gunsbury is going at this alone. The guy spoke to one of the my classes last year and seems like he knows the real estate game pretty well to get partners if he were to need them.

Looks like they're planning on having the ramp be open for public parking like the Nic on Fifth. There's a third elevator that only goes up to the top ramp level, and it opens into a separate room from the other two on each floor.

One thing that struck me about the parking levels is that the floor-to-floor height is 10'8", which is exactly the same as a typical residential clear height. Since the ramp is only on one side, it'd be possible for them to convert parking to residential starting on the topmost ramp level *relatively* easily if they ever wanted to. Which, still unlikely.

In a way, it is kinda similar to their most recent projects (602 N 1st St and 3009 Holmes), just extruded up 40 stories. Both of those projects involved teardown & construction on tight, midblock sites without a lot of wiggle room. The downtown one is obviously much more challenging due to the height and presence of the LRT & catenary wire

Part of the reason that this plan makes so much sense is that the parking portion of the building is flanked on three sides by other mid-rise buildings, which means that these would be really unattractive residential units (and potentially would be illegal based on the zoning codes).One thing that struck me about the parking levels is that the floor-to-floor height is 10'8", which is exactly the same as a typical residential clear height. Saw a recent skyline photo of the downtown from the iconic Stone Arch Bridge, this will be pretty clearly visible from there.

This building will be in your face going south over the Hennepin Avenue bridge also.

Office floor plates are much taller than 10'-8".That doesn't necessarily mean they couldn't be converted to office space in the future though.

Couldn't they units similar to town homes, where you have the living room windows on the front, and bedrooms windows in the back, and the middle would be areas like kitchen, bathrooms, closets, office. Those areas can still have daylight windows facing the alley. Granted, those would be some big units.

Why is it not going thru? Seems weird they would go thru all the trouble of releasing all the details and then drop it 2 weeks later.
