Cambria / Fairfield Hotels - 41 10th Street N (former Ramada block)

Guess the hotel boom isn't quite over. Cambria Hotel and Fairfield Inn & Suites proposed for the North side of Hawthorne Avenue between 10th and 11th streets.

Unclear whether this would be two separate buildings or a dual-branded hotel like this same JR Hospitality company is apparently doing at 317 2nd Ave S.

So this is where the old motel that was most recently a Ramada was? Challenging location with the folks lining up there for the shelter/kitchen.

It's the partial block across from the bus station - where the Ramada used to be.

That's exciting, It'll be less barren when entering Downtown from 7th/10th st. The area adjacent across 394 seems ripe for development. It'll be great to see the Cedar Lake Trail integrated into a project.

My thoughts exactly... and honestly I believe what has prevented this from being redeveloped sooner. This location seems to have much more problems than any of the other downtown service providers that help this population.

Pair of hotels planned on the west side of downtown Minneapolis

Tidbits:
Eagan-based JR Hospitality and Iowa-based Hawkeye Hotels have a purchase agreement in place to buy the land, at 41 10th St. N., from Las Vegas-based MVP REIT.

If all goes according to plan, the two developers will build a 115-room Cambria Hotel & Suites and a 100-room Fairfield Inn and Suites. JR Hospitality Managing Partner Jay Bhakta said Choice Hotels has approved them for a Cambria franchise and the firms are still in the application process with Marriott International for the Fairfield flag.

The Cambria hotel would have a ground-floor bar and restaurant, he said. The two hotels would not be connected.

Construction would begin in late summer or early fall, he said.

Oh man I hope the Planning Commission can get some streetscape improvements into that before it's approved. I'm normally on the side of something being better than a vacant lot, but this is so suburban it hurts to look at.

I agree, something closer to Ironclad would be great.

Wasn't this a Bob Lux site a few years ago, that was also rumored to be in play for a giant Ryan Cos development before they ended up in Downtown East instead?

Yes, but he sold them in Spring 2016.

Sidebar: why hasn't this stretch of Hawthorne Ave (from 8th to 12th) been renamed to 1st Ave N? I know it was not always one contiguous street, but it has been for several decades now. It makes no sense to have separate names on either side of 8th Street for what is clearly a single contiguous street. Especially when Hawthorne only runs for 4 blocks before getting cut off.

I think it's to make that intersection as confusing as possible, since 8th St. turns into 9th St for one block before merging into 7th St.

But, yeah, the name should definitely change. Doesn't the city have a policy on disconnected street naming? I feel like I heard something about that during the Chicago Ave/Vikings Stadium fracas.

The CPC did talk about not wanting to have the same street switch names, and when the Vikings tried to use Twins Way as a justification for their dumb renaming, one of the commissioners pointed out that it was different because Twins Way was a very short street that was created when the stadium severed it from whatever street it used to be.

Got it. So it would seem reasonable to have this piece of Hawthorne be called 1st Ave N, and the little cut-off section behind Laurel Village be called something else entirely.

Update from the DMNA meeting: two separate hotels that aren't connected on the inside, but will appear from the outside as a single six-story building running the length of the block. No curb cuts onto Hawthorne, there will be a drop-off lane along the back running from 11th to 10th. No new parking, thank God, aside from three metered stalls on Hawthorne. (Which will wreck that bike lane, but whatever, I guess.)

Also, Grant is here ripping on their architecture, which is hilarious.

does anyone know why the ramada was demolished? it shows up on google streetview from 2007 and looks like its in great condition?
