The Larking - 800 Park - 17 stories - 172'

They did several core samples on the Wells Fargo parking lot on 8th between Portland and Park on Wednesday. Anyone want to speculate?

I'm guessing the bank will be torn down and something 6-8 stories will be built in it's place. Sale will probably close in a few months so we might hear something official then.

6-8 stories is just a guess.

Timeline estimate is based on them doing core samples right now and where that, in my experience, falls during the acquisition of a property.

Wells Fargo is working with ESG on a proposal for that site. Word on the street is that the bank building may stay for now. But I can provide more details next week.

It's apparently being built by K-A. They're proposing (hold on to your hats) a six-story stick-built apartment building with a WF branch in the base. (Locked)

Wonder what the likelihood of the City moving the ball on this one is. It is very early on, but that jump from 5+1 stick to 6 stories+ concrete is a big pill to swallow for developers... then again, they did it literally right across the street.

Not to mix metaphors, but in a case like this, the city likely has neither sticks nor carrots to convince a private developer building on privately owned land to build more than a 5+1.

Let's focus on something positive - the goal of Portland becoming a residential spine is continuing. One less awful land use will be downtown. If the street frontage on this is awesome, it could be a great project. Walk up townhome units anyone?

Just being honest. I’m just happy that we’re going to be getting more density. I don’t think everything needs to be a tall building. As long as it’s not a parking garage, parking lot, I’m OK with it.

That's what I was thinking when I ran down Portland yesterday afternoon. We for sure have one active use in the bank.

If we could get another good use on the opposite corner, I'd say we have a good development.

One thing that could flip this is if somehow WF retains their drive thru or parking lot in some form. What's the regulation on drive thru's downtown, and is it possible that WF will be grandfathered in somehow?

Isn’t Paris virtually all 6-story buildings? It’s a nice size before you get to a tower.

My thoughts as well. I can live with a smallish building, but I'm worried we'll get an updated suburban-style bank with some apartments on top.

A 6 story building seems to fit in with what's already built along 9th. Usually I want more height downtown, but this doesn't seem unreasonable. Also, would HCMC have any issues with a tower on this lot? Not sure if that would make it more difficult for helicopters.

Yes, it should. This is a redevelopment of the Wells Fargo half-block lot on the south side of 8th St, between Park and Portland.
