They should add another floor at least on the Washington/Hennepin corner. Two stories there is just too small to fit in.

Yeah, still not a fan of how it doesn't hold the corner of that massive intersection. Otherwise great stuff, density and retail!

The reason they gave to the LUC is that they're maximising the portion of the tower that won't be shaded by the Gateway Tower across the block in the mornings. I agree that it does look weird, and I'm not thrilled that both this building and the Wells Fargo redevelopment in Elliot Park are doing it.

It's difficult to tell the amount of space between the tower and the 2 story piece at the intersection but a skinny 5 portion would do a lot to cap the block

Not sure I get the obsession with "holding the corner" here. Having a tower mass jammed right up to the corner doesn't help anybody, and by the time the rest of this block gets developed (and if the Gateway block goes ahead), having some variation in height and some breathing room will be just fine.

Anyway, I think it's a very handsome building.

Sweet!

I was also not really feeling the 2 story portion at Washington but it's growing on me now. The view in the packet looking southwest kind of sells it for me. Looks nice coming into downtown especially if the gateway tower will be right on the corner.

I like it! And it is as tall as a typical 24 story residential building.

Not relevant to this project, but some buildings should have setbacks (or slightly larger ones), particularly when it is not a retail frontage. Case in point - the AC Hotel jammed up against the property lines on Hennepin & 4th is bad. It’s not a retail frontage, mostly a blank wall of (curtained) windows, and should have given the sidewalk some breathing room, allowed for an in-ground planter, etc.

Zero-setbacks are not the panacea some of you make them out to be. Build-to-line is great for storefronts; most other frontages should be set back at least 3-5’ feet to let the sidewalk (and building) “breathe”

I like it! I wish the glass portion had more rounded corners (maybe it would look weird, idk) since I'm just sick of everything being so square in this part of town, but am totally fine if it's built as is.

The retail spaces seem LARGE. I wonder if they have something in mind, because I really can't imagine any restaurant or bar taking up that much space...

One thing that surprised me a bit is that it appears there's no provision for the elevators to service the parking lot for non-resident users. I understand that, day one, they might think the parking is going to be strictly used by residents. But it's not hard to imagine a future where allowing some of the parking to be used by the public would be useful -- especially when you have those very large retail spaces.

It's just me, but I think this is more handsome than the Gateway building across the street. I'm also wondering if it will be the tallest building between Hennepin and 1st Aves Downtown?

Looks like it'll be about 20' shorter than the Loews Hotel at MC².

Building height to street width ratio is part of it. Hennepin and Washington are the two main downtown arterials and ratio should be more like 1:1 (or higher) rather than 1:3. Obviously we're not building Paris here - we're about to have 0, 3, 6, and 30 stories on this intersection - but something to think of.

I echo the same sentiment. I’d love to see this one be under construction at the same time as Hennepin Avenue is reconstructed, and gateway is constructed.

Has anyone heard rumors or facts about this project. My doubt level climbs whenever there are long silences. This is a good looking project and it would be wonderful to have it moving ahead. Washington is going to be a pretty amazing street if everything planned for it gets built.

Not direct news about it, but the owners of the McKesson building behind it (the building containing Dong Hae) presented a proposal to the DMNA at the last meeting to resurface and re-landscape their parking lot in conjunction with the construction. So, it doesn't seem dead yet.
