Groundbreaking for the senior portion scheduled for May 19... not sure about the workforce apartments Steve Minn is doing on the other part of the block, perhaps that is starting as well. Anyone know about that?

The developer of the senior portion told me at the groundbreaking last week that they were supposed to start digging the next day... perhaps they've not closed on the financing yet, but I know they're close.

If they find any rails underneath, it would be a great design element for the woonerf.

This is going up quick, none of that was there last Tuesday. They are trucking in all the concrete pieces and assembling it. Hopefully developers can use this to cut costs and maintain quality.

Yes I also noticed all the concrete is prefabricated when I walked by. Very interesting and has definitely been quick to assemble. I wonder if the whole building will be fabricated off site. This one will be interesting to watch.

This is probably just parking through right? Is underground parking usually poured in place or prefab like this?

Yeah, looks like parking and the ground level retail.

It depends. Precast is faster (and time is money), but if you're building something tall, precast may not be able to effectively transfer all of the structural loads.

The other thing we're seeing here (and all over the place lately) is that the sheet piles will be left in place as a the exterior foundation wall. This is a recent development. Again, time is money, etc., and this removes a whole step from the construction, but I've got a bunch of question marks about this system without much history.

Use of space might be an equally important consideration for the sheet pile system - these foundation walls come very close to the sidewalks, and using conventional retaining walls outside of the building footprint might have added costs associated with rebuilding/repairing streets.

MNdible, I'm curious what questions you have about the system.

Googling "using sheet pile as a permanent foundation wall" brings up some good reading, especially a case study of four Minnesota sites. A bit of text from the synopsis below:

"This paper summarizes the design and construction of steel sheet pile walls for permanent building foundations and earth retention on four projects in and around Minneapolis, Minnesota USA. The buildings have one to two levels of below grade parking and up to six above grade floor levels. In each case, the below grade parking slabs and the perimeter walls and columns of the superstructure are supported by the sheet pile foundation. The sheet pile are designed to carry uniform wall loads in the range of 5 to 12 kips per linear foot and concentrated loads of up to 251 kips. The perimeter sheet pile walls are designed for both temporary (during construction) and permanent earth retention. Utilizing the perimeter earth retention system as the permanent foundation maximizes the building footprint on a site and allows building construction in a "top-down" manner."

I couldn't quite make sense of the renderings on the display in Crystal Court last week (or whenever that was), some of which are at that link. It looked like there will be a diagonal "street" of some sort running through the middle of the block. I couldn't tell if it was supposed to connect to what I've always assumed was an old rail bed that goes under the bridge to the north and ultimately along the river/behind the post office.
