Yes. This project should be built. I assume that there is a high-frequency bus line on Nicollet that allows this project to work given the new guidelines concerning parking and proximity to transit...

All that over six units? How many of those blue tarped cars have their own garages they aren't using? Did a single one of those protestors recognize the irony of protesting parking next to a Hi-Frequency bus stop? I can't even.

I assume that they have permission from the car owners to do that. And if that's the case, I assume that they mostly belong to people protesting. If that is also the case, then either the protesters live at that corner and park in the street instead of their legally required off-street parking for SFHs, or many of them drove to the corner to protest and apparently had no trouble parking there.

I find irony in this conclusion.

JFC. I have lived in/around this neighborhood for 15 years. There are NO parking problems within a two block radius of this and the parking "problems" that exist a few blocks away are "problems" that uptowners would kill for. Period. End of story. Are these people insane?! Can the city please put up billboards around town that say "you have NO legal right to the off-street parking in front of your house - deal with it!"

I drove past this last night, late enough that everyone who would have presumably needed a parking spot had already found one. I don't want to shock anyone too much, but there were plenty available. In fact, there wasn't a single car parked on the east side of Nicollet for a full half block. Crazy, right?

Just to rise to the defense of the neighborhoods referenced in the thread title: 56th and Nicollet is in neither the Lyndale nor Kingfield neighborhood.

It will be an enjoyable process to watch that the developer needs a variance from zoning code to build parking (per staff interpretation of site plan with parking) but can build without parking as-of-right.
