Not sure if there is a thread this should be in... Looks like CoCo wants to expand to Uptown at 1010 W. Lake St. Their proposal includes a movie theater, tap room, pool room, and some other cool stuff.

The drawings are very confusing to me, but the article is pretty clear that they will be moving into an existing space next to the CVS. I'm assuming that means the north end of the strip mall. Maybe there is a lower level to the strip mall, and they're going to convert the ramp to the north of the building into the patio, with some parking lot turned into green space?

When I saw the story I was almost CERTAIN they were going to be opening up space in the new or existing Mosaic developments! I was shocked to see that they weren't!!

They described the space as a "car repair shop" and I immediately thought that maybe they got the address wrong and meant the auto parts shop on the NW corner of Colfax and Lake. I don't remember there being an auto repair shop in the strip mall next to CVS.

Could it possibly be in the small single story section of the Buzza Building, along the western edge of the property line? They could make the courtyard really nice, and it would have the more historic type columns and heights from the drawings...

Also, what was CVS before it was CVS, cause I highly doubt that large chimney was anything they'd ask for... maybe it was an auto place long ago?

There is indeed a full basement in the 1010 building, but as far as I know, the only windows face the alley between CVS and Buzza. I'm not sure what could even be done to get more daylight in that space. Maybe they are leasing a commercial storefront and the basement space?

Kind of a side note, but as of last fall, there was a proposal to turn the basement of 1010 into apartments. Did that project ever go through, or did it get tabled?

So many things have been here over the years, phone company, video store, I remember back in 1990 it was an antique store and I think it was the store that Emilio Estavez bought Paula Abdul an engagement (or wedding) ring.

The building was once home to an auto shop and Kline auto (sales). Then it was an antique shop.

I believe CoCo will take part of the first floor and all of the below grade section. The basement walks out to the north (access ramp) and should have some exposure on the east side.

Ah, yes, for sure, I was thinking more in terms of residential.
I'd really like to see a condo tower, something on the order of 20 stories or so. Either of the McDonald's or Cheapo lots is a great place for it. There's _so_ much potential for further development in the area. I hope the developers don't see the market as saturated after all the recent construction.

- Planned Parenthood/ACME Machine block
- Rainbow/Arby's (I love the idea someone had about the Arby's site hosting an architecturally significant building that would be a gateway into Uptown.
- Calhoun Square vacant lot
- YWCA parking ramp
- Bank of the Lakes lots
- Wells Fargo / Sons of Norway parking lot

Beyond that there are lots of smallish parking lots that could take small-scale infill development.

Any guesses as to which of these gets developed first?

I can't wait for the Greenway plaza to extend from Hennepin to Lyndale. I'd use it a lot.
As to not hijack the Elan Thread...

I think Cheapo is likely for a residential project, Arby's would be the best opportunity for great architecture, and that (unfortunately) The McDonalds parcel is going to be one of those save the best for last lots... I'm sure no one there has a lot of motivation.

A mini skyline would be great, and would distract from the Mosaic Lot...

The Emerging "skyline" Looks a little awkward from a few angles, but hopefully it will start filling out a bit more with Mosaic II, and whatever we can get in some of those other under used lots!
