Wasn't sure where to put this, so thought this was as good as place as any to do so.

I was having the annual tax appointment at HR Block at Calhoun Village and asked the tax advisor I've worked with for years if they were moving their office due to the impending move of Walgreens into that space as well as the vacating of Barnes & Noble. She said that last she was told that Barnes & Noble isn't moving, Walgreens isn't moving, and the HR Block office is getting a remodel. Apparently their branch does very well with most of their clients being returning clients vs. walk-ins and will be adding more services at this location.

Thought it was interesting that it sounds like the updates discussed previously to the shopping center may be postponed. Sorry if this was posted elsewhere already.

Southwest Journal reported it a while back, but looks like you're right - no one had shared that info here yet. Sounds like Walgreens just called off the move, at least for now.

RE: Bus Route

Once they build the Southwest line, will they extend the 21 over 2 W. Lake St. station? If so, that would be another bus that could use the pull out/turn around.

Hotel/restaurant/possible residences planned in a short-ish tower on the BP gas station site at Lake/Excelsior. Very conceptual at this point, but still p cool. It'd be, I dunno, nice if Lake/Excelsior sucked less to walk/bike along given what might happen to this area. A wholesale redevelopment over the next 20 years of the strip malls isn't out of the question, plus the Calhoun Towers and other projects just east of this site. Anyway.

I can't believe they found someone to complain that replacing a gas station is harming neighborhood character.

Obviously all concept at this point, but the taller/skinnier version looks nicer...which absolutely means neighbors will demand the shorter/squatter one.

If people are concerned about traffic, why not reconnect France from Minnetonka to Excelsior?

Do we have evidence that it ever was connected (beyond a theoretical plat map)? The rail corridor is what's breaking it, and that probably preceded France, right?

Minneapolis vacated the France Ave ROW south of Lake Street when the Shoreham was built.

If connecting France is impossible now, maybe connecting Park Glen to W 32nd?

This would probably impact the views from the apartments (Foundry) more than the condos (Loop Calhoun). Either way, it is pretty amazing that nearly every lot adjacent to the Loop Calhoun will be redeveloped within the span of a few years. And they weren't empty lots to begin with. They were/are all functioning businesses.

• Excelsior Blvd from France to Lake St.: In 2000, 17,700 vehicles

Aside from general population trends around driving habits, there may have part of a extended delayed shift as people discovered faster routes to get around. In particular, 394 opened in 1991 then TH 100 had auxiliary lanes added. Gradually people in southern SLP and Northern Edina driving into Minneapolis would make major commuting speed gains by 100-to-394 instead of Excelsior/France-to-Lake-to-Hennepin. Many drivers adjust driving habits slower than the rational actor theory would claim.

That’s just a guess.

I've stopped at this gas station before, it always seemed like it was in a weird spot. There is a Super America just up the road, so no need for a gas station here.

I always assumed this location would be taken over to somehow improve the Lake/Excelsior mess.
