Mixed-use, mixed-income, and hold on to your hats, peoples: no parking. 50 some units and a little commercial space on the ground floor.

34th & Nicollet. Someday you will be an active area like 38th. Seriously though almost every corner of the intersection is ripe for redevelopment. There are literally 2 auto care places within 200 feet of each other in this intersection. Could be a record store and a cafe.

So when was the last proposal for this? A quick search makes it look like 2002 with Brian Goff proposing a 3-4 story building or a 1 story back up. Goff was denied an upzone from c1 to c2.

Sounds great. I drive by this lot every day on my way to work. I definitely have noticed the "For Sale" signs and pondered how long it would be before someone took a shot at this ready-made site. No buildings to remove, nothing to displace, etc.

There's roughly 110' linear feet of parking along 36th that is occupied approximately 0% of the time (aside from maybe on busy U-haul days), so you can effectively count that as dedicated parking spaces for this building.

4 stories I'm guessing?

Yeah, haven't seen any renderings, but four stories would be my guess. Looks like they can go to 45' as of right, per Grant's link.

Developments like this and the rejuvenation of commercial space on the Nicollet corridor well south of Lake really make the enhanced bus/arterialBRT option seem like a much better option than the streetcar..

Side note on this corner. Can we talk about that daycare's slogan "Learning starts from the womb to the tomb"??

It has to be a lost in translation kind of thing... I drive by it every day and it just creeps me out.

Also, hooray for filling in the lot! Nicollet south of Lake is becoming so fun to watch grow.

Opportunity yes but there are pitfalls as well.

1. Zoning (as currently configured)
2. Neighborhood groups (see Linden Hills)
3. Parking (as currently governed BUT...[see below])

I'm sure most of you read these excellent articles but zoning is addressed as well as neighborhood group opposition to density. There are real barriers to good "infill" that are constructed by policy and not by "the market."

As for parking (which is addressed in Nick Magrino's piece above), it is a real issue. "The market" (i.e. banks) are very wary of financing a project that doesn't have 1:1 parking. The parking reduction proposal looks great but financing a project that takes advantage of the proposal will be less certain as banks assess the "risk."

I guess we'll see...

The unit planned at 3601 Nicollet will be retail, residential and off-street parking. 22 efficiencies (350 sq ft) as affordable housing, 23 studios (400 sq ft) at market rate, and 12 one-bedrooms at market rate.

Given it's along the 18 and 135 bus routes, and the target audience for affordable housing, the developers are expecting that many will not own cars, and are expecting the on-street parking impact to be minimal.

The development team met with Kingfield Neighborhood Association last month, and the board supported this development.

Nicollet @ 36th, LLC is proposing new construction of a 4-story, mixed-use, mixed-income development project containing 57 units of rental housing and 4,000 square feet of first floor commercial/retail/office space along with a rooftop garden/courtyard. Specifically, the project will contain units at 30% AMI, 50% AMI and units at market. The project would take a currently vacant and contaminated site and put it back on the tax rolls. The site is a former BP gas station. The commercial/retail portion of the project is proposed to house a coffee shop or other food related establishment along with leasing offices, community room and at grade parking.
I wonder how long it'll take to get off the ground with the required site cleanup. I can't even remember a BP here. Anyone remember when it was demolished?

I tried to use google to figure out how long that land had been vacant, appears it's been at least since 2002 when the first proposals to redevelop show up on the city's website. I vaguely recall a BP there but that was in the late 90s likely.

You could potentially look the property on the City of Minneapolis property info page, it will give valuation history which is seperated by land and building, so you could get an idea there of when a building was torn down on the property.

I just received this email from the Kingfield Neighborhood Association.
Last fall KFNA was presented with a plan for a 57 unit housing/mixed-use development project at the corner of 36th and Nicollet. The developers received funding for the project and have since brought Aeon in as the development/management team. KFNA & LNA Staff met with Aeon last week and asked that both neighborhoods be presented with a concept plan early in the process. This meeting, will include a concept site design but also allow time for suggestions and priorities from the committee members regarding the final development.
