Calhoun Towers update

Latest plans from Bader: two 22-story towers (targeting a modern design), two 6-story buildings, a parking ramp, and walk up units. With the 113 units in the current tower (after renovation), there will be 800+ units at the sight. Hoping for a Fall start.

Damn. Good news for transit density, hopefully this neighborhood can convert from being auto to pedestrian oriented asap.

Agreed, it'll also be nice if SWLRT actually gets built and I'm still hoping we have a chance at the Midtown Streetcar someday. Related, projects like this which increase the density in non-Downtown areas are what really set Minneapolis urbanscape apart from St. Paul

... Wow. Both new towers stand at 269' as proposed. Street realignment and plenty of low-rise infill masking the parking.

I like how it blends into the neighborhood, while still making a statement. I could never afford it, but this will be a very nice place to live with great views. How long until they might break ground?

The Phase 4 part of the plan seems a little disappointing. It would be nice to see something that interacted more strongly with the LRT station on that key site.

Also, not technically part of this site, but it the city should look at extending a public ROW (at least for pedestrians) from the signalized intersection at the Whole Foods entrance through to Abbot.

The proposal looks pretty good. I wish they would redo the entire Whole Foods retail area and get rid of the Market Plaza entrance/exit. Maybe shift it to Abbott with a new stoplight. The area is a mess.

There’s going to be a lot of pedestrians walking through the parking lot south of Whole Foods will become a big desire path, making it as unobstructed as possible should be a priority.

There’s already a lot of unsafe stopping on Excelsior to turn in to Abbott, getting access up to the signalized intersection just makes sense.

Wasn’t there a recent Streets.mn post (a couple years back?) about 4-3 converting Excelsior from France to Market.

According to the renderings everyone will drive Teslas or Bugattis at the new Calhoun Towers. Residents should have no problem merging onto Excelsior without a signal with that kind of horsepower.

F&C noting the units to the north, adjacent to the station plaza, would be built on surplus HCRRA land. Those units are said to be all affordable while the units in the towers will be market rate.

Finally, the name "Calhoun Towers" will actually be appropriate. It's been named Calhoun Towers since they built the current tower in the early 60s. Originally there was supposed to be a 30 story and then changed to a 37 story but the plan was canceled and just one got built.

I actually would really dig that :-) I would like the city, and the state, to do more to embrace its native populations. That being said, I could also see it being a potential issue of cultural appropriation if mostly non-native folk live there.

Here's a really similar development that wrapped up last year in Denver:

Twin towers going up next to an existing (probably 70/80s-era) tower, also with a "towers" misnomer (Country Club Towers), in a tony part of town 2-3 miles out of the CBD. They are getting 32 stories and 558 new units. Interesting that the facades of the '50s garden apartments surrounding the site were kept and even copied in the podium of the towers. Are those historic now??

So will this be getting final approval on the 12th? Hopefully we could see phase I construction start this summer...

It's Committee of the Whole tomorrow, which is just a presentation to the Planning Commission for feedback on how to make sure it passes when they actually submit it. Hopefully that's next month or so.
