Cool triangular building proposed for the north parking lot of the Family Dollar building in Stevens Square. 6 stories, 123 apartments, ground floor commercial.

I live in this area. This is exciting given that Nicollet will be lined with this building and the sibling across the street. With these empty spaces taken I'm hoping someday buildings could be put on top of 94 on either side of Nicollet to create a seamless streetscape.

Great infill for the area. Don't like the curb cut and garage fronting Nicollet, but I don't know where else they'd put it.

This is an outside-of-the-box idea, but, instead of a street curb cut, would it be possible to put the garage entrance directly from I-94? It sounds bonkers, but it could be an interesting amenity that would free up street front space and provide a unique amenity to those in the building.

This is an outside-of-the-box idea, but, instead of a street curb cut, would it be possible to put the garage entrance directly from I-94? It sounds bonkers, but it could be an interesting amenity that would free up street front space and provide a unique amenity to those in the building.
I doubt this is feasible, also there is a sidewalk going from Blaisdell all the way to 1st and 17th which is a really useful short cut across the neighborhood. The 94 entrance would obviously eliminate this appreciated amenity.

I don't think it would - 94 is about 15 feet below grade here, so the exit would be from the basement level below the sidewalk. A bigger issue would be the expense of several-hundred-foot acceleration/deceleration ramps, even ignoring MnDOTs presumed resistance.

I really like the idea of physically preventing people from taking short car trips, though.

Good catch! I hadn’t considered the slow down ramps. Thank you both for engaging me about my idea, and not simply writing it off, regardless of feasibility. lol

Would be great to see a freeway cap come together here around LaSalle and Nicollet. If there was a freeway cap, then there could be a full alley from this site north to 15th St, or at least a connection to Oak Grove Street where it dead-ends between LaSalle and Nicollet.

I love that little green space. I'll go several blocks out of my way to go through there. It has the remains of what must have been a very cool kinetic water sculpture. It's a little island of sanity next to the roaring freeway.

I had assumed this was dead, but it's back before the Planning Commission on Monday. No changes to the exterior envelope of the building (or the community garden on the Blaisdell side) are proposed, but they're reconfiguring the interior to add six units (129 instead of 123) and two parking spots (64 instead of 62).

Great news. It's nice to see more new construction in this area. Loring/Stevens are still nice neighborhoods, despite the recent shootings in the area. I really hope the strip mall with the huge surface parking lot is redeveloped, as well as the one story buil ding further down on the other side of Nicollet. Would love to see that older building renovated, and other tenants move in. Seems some of the current retail tenants draw a bad crowd. Not all, but some.

Is there another property in the city using a similar parking technology? I heard St Paul had one planned and the Feet Farm Ramp project had proposed it. Here is a video of the tech for this project
