A developer is very interested in the site, and the idea of a 5-star hotel is being floated:

Cardon Development of Phoenix specifically.

5 star hotel, parking, housing, office space mixed use. Wouldn't it be something to see St. Paul jump ahead and get MN's first 5 star hotel before Minneapolis?

Any news on this project? The retaining wall was supposed to be done in August if I remember correctly.

Well, all that means is the site is now available for Amazon, right? ;)

It'll be great if Amazon located here and across the river near Harriet Island. Unfortunately, this new is really disappointing. I'll like for St. Paul to get at least one addition to their skyline during this current boom. Secondly, it simply doesn't indicate good things for Downtown or the city and county that they couldn't pull this off.

You could build a really impressive condo building on this site. Though Coleman is probably still on that dumb "Less residential development downtown until we get more office buildings" kick.

The article indicated this was a structural thing, like the extra parking spaces were only needed for support and nothing else. Idk!

Which seemed to suppose that you could only start building residential or office above the top of the bluff? That doesn't make a whole lot of sense to me, considering that both previous buildings had most of their uses below the bluff, facing out to the river. I don't quite understand why a developer would have to build up the entire bluff up with parking before starting to build actual uses.

You could have a liner of residential (or office or whatever) looking out to the river side, but you're going to be left with a lot of space between that and the bluff if you're building a typical double-loaded layout above street level.

Right. I think the way to think about this is that while it doesn't specifically need to be parking below the bluff, it does need to be stuff that is basically OK to put in a basement.

The AECOM rendering is the only one in the article, sadly.

I'm personally happy to see bigger out-of-town players like AECOM bringing in some competitions to the Twin Cities development market. I'm loving these quality proposals and renderings.

(Full disclosure: Albeit not involved in any of these proposals, I'm an AECOM employee.)
