I also misread that as 50% affordable at first.

It's 50 affordable units, out of 248 total, or 20%.

Ah, good catch. May have gotten tripped up since they're defining affordable as 50% below median income.

Also that statement doesn't actually make sense, presumably they mean that residents of affordable units would be making below 50% of the median income, not that the actual rent would be 50% of the median income, because that wouldn't be affordable at all.

Being local to this area, I've always been both intrigued and confused by this lot. It's a huge space literally right in front of a light rail station and less than three blocks off two major highways, but none of the earlier proposals panned out and this one is only "just fine" upon first take. I think the original proposal here was going to include a Mississippi Market, or something similar. I'm surprised there's not demand for more retail here.

The image I got from that was Montgomery Burns -- EXCELLENT!! :twisted:

About the project, I don't like it when they (developers) pitch 250+ unit buildings and put it all into 6 floors of sticks and bricks. I'd much prefer 5 different 50 unit proposals or at least a portion of the development exceed 8-10 floors. It's a nitpick -- especially since I applaud any and all development that is spurred along University Ave/Green Corridor -- but it's not a terrible project by just the one glance of it I've seen. It's also far from awesome, which is a shame considering I've never heard of this Indy developer and my guess is that this is one of their only Minneapolis projects for them to showcase and built upon......so it'd better be good, right?

^ It's all about money. Breaking up the structure into multiple buildings increases the cost exponentially as does adding an extra 2-3 floors to specific areas of the building.

While developer want to do the right thing, they need to come up with a plan that gives them a specific return. If they can't do that, there's no reason for them to build the building.

Got it... thanks. Anyone ready beyond the firewall as to when this project would break ground? I imagine at least a year or so if they are still negotiating with the city

Groundbreaking "Late April 2015"
Opening "July 2016"

Seems realistic enough.

I am glad that this looks like it will go through. This piece of real estate is a head scratcher for me, as to why this has not happened sooner.

I'll put this here since it is on the same block as 2700 University Lot.

The old 2 story brick building at 2642 University is for sale. It unique in that it is set at an angle to the street. It was home to the some part of the geography department.
It is literally across the street from the EB green line Westgate platform.

It may be a nice opportunity for a residential project. I'd love to see some smaller scaled residential projects in contrast to the aircraft carriers sized buildings around here (808 Berry especially).

I think this is a 2011 concept drawing by a U of M architecture student. There's a different proposal from 2014 that is supposed to be going up on the site this spring, right?

Yep, definitely lost some articulation on the angled face of the building. Some of the larger signage/artistic elements were probably just that - artsy for the sake of the rendering. I hope they reconsider doing something a little more imaginative with the angled building face. Hopefully the "Saint Paul" sign stays, and stands out a little more. That would be so cool to see as you head east on University.
