Costco is the last store I want anywhere in St Paul, much less Midway.
Not having one in St. Paul doesn’t stop locals from shopping there. It just means people are spending their money in the suburbs instead of the city.

The latest Monitor has an article about the status of "The Pitch" project on the Bremer Bank site. The high water table is driving a pretty significant reduction in parking spaces.

It looks like the Herberger's building has sold, and (I am a bit surprised) not to Kraus Anderson like the rest of Midway Marketplace. Instead, it was bought by RD Management/Rick Birdoff. On top of that, KA is showing the Walmart building as available for lease, so I wouldn't expect any imminent development on this block.

The last thing we need is more Birdoff ownership in the area. I hope its only to move tenants over from the remaining strip mall.

The demo permit has been issued and fencing is up at the Bremer Bank building. Looking forward to seeing construction underway on two corners of the Snelling-Shields intersection. Something to watch while we wait (and wait, and wait...) for plans to materialize across the street!

Proposal for some new buildings at Spruce Tree and Snelling. Will be reviewed at St Paul Port Authority Credit Committee meeting on 4/21.
  • 2 towers with 234 units (18 and 12 stories from the picture)
  • 3 story podium (148K SF parking, 16K SF retail)
  • 3 floor building with 19K SF retail, 30K SF coworking space
  • Underground parking across site

As long as the parking podium is wrapped in retail or active uses, that’s ok with me. In an ideal world, there would not be parking podiums.

I like the look of the buildings and the scale, here's hoping they are on board to build active street fronts as they pitched when proposing the stadium. They look pretty questionable in the current drawings.

Agreed. Does anyone know, does St. Paul require wrapping parking in active uses like Minneapolis does? The difference between a parking-wrapped podium and a blank one is night and day. I assume St Paul doesn't require it yet, since they haven't really gotten many (any?) examples that they'll have to live with for decades like Minneapolis.

... which survives just fine today without that mass of parking.

I don't have faith in St. Paul overcoming its well-known and inexplicable biases here, but ideally the city would fight to prioritize lower rents for 365 days a year instead of providing a little bit more parking and worse traffic for 17-25 three-hour events a year.

I agree parking worked fine last year, though I think this year would have provided better insights into what the needs will be long term. The fact that there weren't major issues makes me wonder if more people will risk it and try to park in the neighborhoods instead of the fairgrounds, for example. And we already had one neighborhood add parking restrictions.

Also, even if the area doesn't "need" more marking, I'm sure the market would eat up premium parking options so close to the stadium.

If this parcel is going to be 18/12 stories I think that means some quite large/signature is planned for the corner of University & Snelling. That's clearly the premier plot on the super block and I'm surprised it isn't the first to get developed.

I design of B2 looks dope although I'm a little concerned how unbalances the great lawn in front of the stadium.
