Wee Houses at Payne and Maryland

Went to an informational meeting about this last night. Here are some notes:

- two rows of wee houses between the alley and Maryland Ave.
- each wee house would be like a duplex with a 1-story unit on bottom and either a 1-story or 2-story unit on top
- wee duplexes would be oriented toward a shared space in the middle
- parking would be approximately 1 space per unit with several units expected to have car-free owners
- the land would be sort of a land trust, so home owners would own just the houses. This would make it much easier to ensure that the units remained owner-occupied rather than rented
- as a result there would be a HOA
- hope is to connect these residents with the Arlington Hills Community Center and increase its positive use and the eyes on the street around it (discouraging criminal behavior)
- size to be something like 700 sq ft
- price expected to be somewhere between 80k-120k each
- somewhere between 36-41 units
- fills a need since home builders are not building affordable houses anymore
- needs zoning changes and other permissions from the city to happen
- city is interested in seeing this occur elsewhere in the city as something between a single family home and an apartment building

It's a really exciting idea and they won me over. I was afraid it would be a few squat boxes, but they will be 2 or 3 stories high and dense. I hope it gets built and revitalizes that end of the Payne Ave commercial corridor.

There will be much more information about this project at a December 15th meeting at Arlington Hills Community Center, 6:00-7:30.
They plan to present to the D5 district council sometime in January.

I like it. Very intriguing and exciting. Payne Ave has a lot of progressive momentum.
