For some reason, it really feels like there's more to the move than Herberger's leaving. It's a store my grandparents shop at when they have a coupon, so I scratch my head and wonder the same thing sdho does - how could a library possibly draw fewer patrons than that?

If there's one thing we should have learned by now, it's that developers and retailers will seize upon any whisp of an excuse to justify a change they were going to make anyway.
I have been critical of the mall’s owner being so cautiously slow and small at reinventing for so long. Rosedale’s change to their Herberger’s space is the right scale.
While Rosedale's proposal is impressive, at this point I haven't seen any reason to believe that it's anything more than vaporware. Southdale, for better or worse, is making real changes right now.

Maybe they are closing because you can get better Mexican food as little as 3-5 minutes away?

Shoot, Qdoba is in the same building and I'd take them over Rojo.

The US Bank offices on France proposal for retail and 200 apartments.

Seemed inevitable. Wished it was more because getting more on the other side of France is apocalyptic.

Took some screenshots of the upcoming Edina Planning Commission agenda with the proposal from Ryan to redevelop the USBank offices on the corner of France and 70th, across from the Galleria. The 80 unit multifamily is a more affordable workforce housing.

I know the bank will want to keep the drive thru. They already have an overbuilt one. Not terribly enjoying adding another drive thru-business, but this is France Ave in the Southdale area. Maybe in a decade the space for the drive thru can get replace by a building?

I know this is early, but I hope the sidewalk along 70th actually gets connected to the rest of the sidewalk so people can walk/bike to the Promenade.

With the additional retail coming on the corridor in future developments, like this, I wonder if some of the tenants of the old strip retail on the rest of this megablock could relocate and the rest of this block redevelops to fulfill the future connections through the block.

Why did Ryan go so short on the USBank site?

https://finance-commerce.com/2019/06/wh ... dina-site/

Because the condo market is becoming tough. Huh.

I wonder what "tough" means in that context (I don't have access to the article). Less demand, more expensive to build, the construction defect litigation law, etc.

This feels pretty meh compared to other proposals in the area. I guess it's better than the Etrade/Roti building across the street, but that was such a small site it felt more justifiable. I would expect more here.

At a bare minimum, Edina should require principal entrances facing France and/or 70th. I appreciate that they did that with Etrade. By this plan, looks like a single sad fire door facing France.

Remember this is a sketch plan, not a proposal.

Not sure if YouTube links to the precise time where I copied the URL, but it’s 2:43:50 where “sketch plan” is defined and where the majority of the conversation begins:

They have a nice pattern for linking to a particular time. Just add &t=XXhXXmXXs -- like this: https://www.youtube.com/watch?v=asNGWAg7p-Y&t=2h43m50s

Thanks for noting the timestamp

Yeah, I love when people post a 3-hour video and say, “it’s in here”, leaving you no idea where.

The France Ave bridge is supposedly reopened early.

Anyone near the area care to share how much pedestrian improvements we got out of this $4.3M project to update the bridge?

Can verify it’s open. Drove over it yesterday. Sidewalks look pretty puny.

Got some pics of Aria f.k.a. Envi Edina f.k.a. Cake Residences today: https://twitter.com/sdho/status/1158042623032143874

It's looking pretty good, exterior and grounds are like 95% complete. Street presence is terrific from the townhomes, mediocre from the main building. But an obvious huge improvement over the old Best Buy.

I can verify this feels tightly integrated with the Taco Bell. What an amenity for those new residents.
