It would be a shame to see all this happen and the only major transit improvement be... a park and ride.

This is the same municipality that believes it is losing its rural character because of sidewalks. None of this has any shot for at least 15 years and the old folks are dead.

Eh, the select urban revitalization districts are pretty different from the vast SFH neighborhoods. I think Edina has been reasonably progressive in the Southdale District and Grandview, and (at least relative to the rest of Edina) 50th & France. Homeowners' extreme tendencies toward excluding others within their own neighborhood doesn't mean they don't want others (building tax base, helping businesses) in redevelopment districts.

So they're planning to include a substantial amount of "community space" after all? To be honest, I would much rather see that space used for more mixed retail/residential than most of the concepts presented. I mean, does Edina really have a shortage of fitness centers? The two fitness businesses already at Grandview aren't enough?

The first page of the document showing how Hwy 100/50th Street/Vernon have changed since the 1940's was fascinating. Aerial views (what satellite view was called before there were satellites :lol: )

Earlier this week, the Edina City Council passed a tax increment financing district as a first step in planning to pay for the improvements to Grandview.

City council approved a controversial TIF district for Grandview 2.

City Manager Scott Neal tweeted: "City Council approved creation of the new Grandview 2 tax increment district tonight. Step forward for change at Grandview."

Finance and Commerce picked up the TIF vote to improve infrastructure.

Many in the public opposition concerned TIF would add high rises and 300 units would add congestion. :/ I drive it every day, there may be about 30 minutes of "congestion", if that.

Price tag for the public portion of the redevelopment is coming back rather hefty.

Community center alone design comes in at $45 Million. Adding a citizen-requested water park (all the cool cities have one and sharing SLP's means cooties) raises the price to $80 Million. Instead of shared parking with a developer, onsite parking alone (underground) adds $11 Million.

Whether it's going forward will likely go to the public in a referendum.

The Eden Avenue Grill reopened with a new name, The Hilltop. New menu to go with it.

Was digging in the next Edina Planning Commission agenda and found that the rental properties on the slope between W 49th and W 50th have a new proposal. Instead of a couple handfuls of townhouses (which was approved but nothing moved forward) a pair of three story condos with 27 units total.

Huh, the old townhouse proposal had a public sidewalk through the site along the west edge. Seems like this new one doesn't have any connection to Vernon/50th for pedestrians either public or residents. :(

I wonder if they took notes from a similar project further up Hwy 100, near the intersection of Excelsior Blvd and Wooddale Ave in St. Louis Park (next to Hoigaards at the site of a former school), where they're building 5-6 four-story townhomes/condos in a very similar type of neighborhood setting.

I don't know much about the project, but seriously -- this looks like exactly what the City has started doing, and wants to do in this area.

Above you can see some of the context, but also that they are proposing to "create a grid" but putting in a new street between Jerry's and the proposal. The new street will end up going down a steep decline and turn around the corner of the building where there will be walk out units on the ground facing the existing lightly-used Dan Patch rail line.
What you can see along the west edge of the site is a pedestrian path linking the library and existing senior condos to the south to Jerry's and Walgreen's to the north. Also seen is an imagined new north/south street. This north/south street is not part of the proposal that I can see because it is on another property, but it looks like it is sketched in because they are acknowledging they are designing their proposal for that eventuality. I think this north/south street would be a great idea to have happen, I believe it is actually in the Grandview Plan from the city...

The view to the northeast, you can see the planned pedestrian connection through the site heading to Jerry's. This link will connect existing senior condos by the library through to Jerry's. Already a popular desire path by residents at the senior condos behind the library to cut through to Jerry's.

This looks totally reasonable and normal and well within the city's goal's for this district if I'm remembering them correctly. Active uses on 3 of 4 building faces is pretty rare, as is getting two new pedestrian connections.

This actually looks rally lovely and helps reclaim a good urban feel I the burbs, wouldn't be upset with this in Minneapolis even.
