It looks like full scale construction on this project is finally happening. Essential has to be one of the biggest employers in Duluth. This will become the Eastern gateway to downtown Duluth. Hopefully the residential tower that has been proposed will soon follow. Unfortunately, the residential tower will do nothing to solve Duluth’s problem with a shortage of affordable housing.

Does anyone have any photos they can post from this project and from the other big medical construction project that's going on in Duluth. The project closer to the Lake - and adjacent to the tower - is actually a fairly interesting structure, with several cantilevered levels and the most glass I've seen on any structure in Duluth. I couldn't see any facing on the hospital tower yet, but given the fact that it is up the hillside a bit from the other facilities, it looks taller than it actually is. There are three tower cranes in operation at the two adjacent sites right now. The area is beginning to look like Mayo Clinic North. I could not tell if any work has started on the planned residential tower nearby. I was a passenger in a fast moving car on 35 so there was no way to get any pictures, but I was surprised to see so much going on when there has been so little activity on this thread. I also noticed a four over one apartment complex nearing completion just above the 35 trench near it's north end. It all made Duluth seem much more lively than it's been in the recent past.

Kudos to my partner, who snapped this as we sped by on I-35. This indeed looks like a high quality project, the glass and shape are very sleek.

Also noted the re-cladding of at least one residential tower on the SW side of town, similar to what's happening in Elliott Park here. It was a clear day when we drove through and Duluth was looking great!

Anyone know the dynamics of hospital competition in the Twin Ports? Or how this will impact the current medial campuses and their future land use?
Essentia is the former and connected Miller-Dwan and St. Joseph hospitals correct? And St. Luke's is another hospital a few blocks east?

Essentia was mostly St. Mary's, which was always the bigger of the two major hospitals, the other being St. Luke's.

If I recall, Essentia incorporates what had previously been St. Mary's, The Duluth Clinic, and Miller Dwan.

I haven't looked into it in detail, but my understanding is that Essentia intends to sell off chunks of their land holdings for redevelopment, likely land that is further up the hill from the new facilities.

"DULUTH — The University of Minnesota is planning a new academic health care center in Duluth's growing downtown medical district, it announced Thursday.

A 2018 study showed a need to expand the U of M's University of Minnesota Duluth-housed regional medical and pharmacy programs, a news release says. The university intends to partner with the city's largest health care systems, Essentia Health and St. Luke's. Its 2022 legislative request includes $12 million to design the facility."
