Interestingly enough, this wasn't originally a rail spur. Yes, the curve to cross Essex into that factory was an industrial siding. But the mainline went where Huron now is, then around to the north of where Mariucci now is before turning into the NP grade separation to the #9 bridge.
I hope they preserve this ROW for future bike/ped/transit use.

Glendale is public housing operated by the MPHA (not the same thing as Section 8, which is private housing where the rent is subsidized through a voucher program).

Thanks for the clarification. It's a cool location, though a little too far from the Prospect Park station to be a home run.

This sounds like an awesome project!The other, though, is a windowless box that will presumably need extensive alteration to accommodate residential use. The RCA says they're considering putting parking on the second level of the latter building, which is a bit disconcerting given this project's potential for livening up a sketchy stretch of 27th.

Wouldn't it presumably be pretty easy to cut real decent sized townhomes into the ground floor of the windowless building, all with separate entrances, parking upstairs would be interesting! Since those units would be harder to make anyways? I'd have to imagine there would be some requirements for facing 27th if it is designated as the future completion of the grand rounds?

I'd be really surprised if they saved the newer part of this building -- just doesn't seem like it would be worth the trouble.

Brickhouse Lofts (150 26th Avenue SE)
Projected DEED Request: $865,000
The developer, Maxwell Partners, LLC, intends to redevelop/convert two separate
industrial buildings (a 1912 brick building and 1967 steel structure) into 400
market-rate housing units on a 2.5 acre site, with indoor parking (ground floor and
possibly second floor of the steel building) and access to public transportation to
the University of Minnesota and to downtown. DEED funding is being sought for the
abatement of asbestos/hazardous materials, interior and exterior demolition, well
closure, storm sewer and sanitary sewer improvements, removal/demo of
abandoned railroad tracks, roadway work, and new sidewalks, streetlights and
streetscape improvements. The projected total development cost is approximately
$25,000,000.
Developing housing on this site is possible with the existing zoning (I2 plus ILOD),
but will likely require upzoning to reach the suggested density – a change
supportable by policy. The site is within the Stadium Village LRT Transit Station
Area, and is adjacent to the Stadium Village Activity Center. The parcel-specific
future land use designation in The Minneapolis Plan for Sustainable Growth is
transitional industrial, a designation derived from the future land use map in the
Stadium Village University Avenue Station Area Plan, with policy support to
transition to medium to high density residential. The currently-proposed site plan is
still under discussion and may change significantly based on feedback – particularly
with regard to (a) the intended use(s) of a parking lot (acquired by the developer)
located directly across the street from this project site and (b) the final use(s)
planned for the steel structure on the site. The brick building has been identified as
a potential historic resource in a historic survey of the area (though it is not
designated), so it is a positive that the developer plans to keep that building.

The University purchased the parcel where Days Inn and the Tea House are located. It's a prime piece of property (directly adjacent to the light rail).
The U is partnering with United Properties to develop the property. This will be interesting to watch.

Yeah, this announcement surprised me but in retrospect it makes sense - the U books an awful lot of the rooms in that hotel for extended periods of time, infamously using it for weeks on end as overflow dorms in the fall when they have too many people they've guaranteed housing to. Notice that if the redevelopment deal falls through the site reverts to direct University control. I think the U sees profitability on this site but wants to keep control of their dorm overflow options.

Was there dorm overflow this year? Even after the U just opened the new 300+ room residence hall on 4th St?

I don't know if there was overflow this year or not. There certainly has been most years recently, but they may have been good this year, I'm not sure.

Sidebar: I splurged on a lifetime membership to the U of M alumni association with my tax refund last week, and I see that my first email newsletter says, quite plainly: Exp Date: 2077-12-12. Does the University of Minnesota know something I don't??

I can't remember the name of the building, but the relatively new building on 4th Street just across 35W appears to be uninhibited. For sure the retail is empty now. Am I just seeing things or was this a compote dud?
