New 10-unit building proposed for the corner of Como and 13th.

29 bedrooms by my count, and only 9 parking spaces.
Is it weird that I really like these 2 story units? I know they're just going to get filled with students, but I think they could do well for families or young couples, especially being not quite in the core. Then again I guess a standard building of rowhomes with basements would do that as well, no need to sit it all on top of a parking podium.

I count at least 2 bedrooms with no real window, only a skylight. Think of the children!
But seriously, is the area on the 3rd floor in the center with access to 4 different units simply a cold storage room? Kinda interesting, but highlights the oddity in this design style. It would seem the row-house design with an outdoor space on the 3rd level would do better, no?
Interesting project, nonetheless. Kinda cool to have the common room fronting the 13th Ave side like that, would be even cooler if the city gave them back setback req's and they built an outdoor space attached to it, like a big porch or something.

Does anyone else find these 'at grade' projects unnerving? It looks like it's missing something. Besides, much of the SE Como area was developed on very high foundations because of poor soils.

From a coloration point of view, it does remind me of a multiunit close to 31st and Girard. Kind of kitty corner from CB2, though that is much narrower in width.

Those units are full of wasted space, especially the bathrooms. Terrible space planning/ bizarre.

Yeah, those bathrooms are a little bizarre. Reuse that space for bigger closets. Also, I like the idea of those big wide bedrooms, but I don't see those working out well for students. Maybe everybody gets their own bedroom and 2 people split the big room? But is a location this far out really targeted at students? I'd like to have one of those units, but the bathrooms are pretty much made for a bunch of students living together.

The whole Como Avenue corridor between I-35W and the industrial zone to the east is pretty heavily populated with students. There's some pretty amazing ridership on the #3 bus through that area.

Definitely those bathrooms are intended for college students. They're actually nice two-level apartments otherwise but I doubt this building will look so charming after a few years of that many college students packed into that space.
