Edit: Makes me wonder if Red 20 significantly dropped their asking price for some of their retail bays? I'm no expert, but maybe they dropped the price to get most of their retail spaces filled with the hopes of landing a bigger fish in one of their more *premier* spots? Kinda like how nobody likes eating at an empty restaurant.

This isn't NE/SE-specific, but I really wonder what share of all new retail space in mixed-use buildings constructed over the past 5 years has been filled with local or independent companies. Nick did a good analysis of Dinkytown. I'm not going to claim a majority of commercial uses aren't chains, but we tend to forget the ones that aren't, and it's kind of impressive when that happens IMO.

The way these bigger management firms lease out commercial space seems very very different from the way many of the small developers I know around the country prefer to lease out space. I think this is a good case study of it. Many places are happy to hold onto vacant storefronts for years with the hopes that someone will pay the very high listed rent. Downtown buildings seem to be even worse in this regard. Whereas small-scale developers seem to be much more into "making a market" for their space, working with entrepreneurs and local placemakers to get a space active even at a lower initial rent. Make a place special first, and then rents will rise down the road.

Engels and Volkers replaced the realty office next to Honey today. I think it was an Edina Realty there before? I can't remember. But they have a bright white awning that sticks out now!

Huh. The 16th and Hennepin office has only been open for about 6 months. Is this an additional office, or a move?

Lu's is open now, but there's some controversy.

The prices at the NE location are $2 more than the Nicollet location

420 E. Hennepin, the site that could've been a 1 story retail building, has been sold to Milwaukee developer Fe Equus for $950,000

Fe Equus discussed a residential and retail project that also includes a slightly bigger site, Rowland said. He said he wasn't aware of the status of any other land acquisitions.

They're also doing the Hewing, so I'm happy to hear they're interested in doing more. Come to think of it north east could use its own hotel.

Never made it there either. It's not a great location, and the business model seemed weird too. If you were really interested in drinking local craft beers, why wouldn't you just go to one of the dozen or so actual brewery taprooms within a stone's throw?

It was nice because you could try several craft beers without having to drive to each one. They had an awesome variety and had really good relationships with the local brewers. They have a private room insided the space that can be used for meetings or small parties. These guys had the right idea and a nice space, but they needed more signage and a little tweaking in order to drive business. They are a really nice group of people into the brewing scene, but I think they are more beer people than business people.

A lot of people are talking about bad location when I bring this up, but I don't know that Community Keg House was any worse off than plenty of the breweries around town. Many of them are tucked away in industrial areas. Some of them lack any real signage (Sociable Cider Werks).

I think the problem is that it's a kind of forgettable experience. Once you get over the (small) thrill of pouring your own beer once, what else is there? They had 16 taps, which isn't exactly hard to beat. If I wanted to give people a well-rounded taste of Minneapolis' beer scene all in one location, I'd probably take them to Republic.

Cool concept but perhaps a bit too much of a novelty.

There's really nothing unique over countless other bars that have paid any attention to nurturing craft beer. No thrill to pour your own for many - in their setup you have to pour a full pint. (where i've seen this model be more successful in other markets is when you can pour any amount you want and they charge you by weight - not sure if law didn't allow for that here or something else).

In 2010 this might have taken off like a rocket, but the bar is much higher in 2016.
