I also found on the city website that in back in December the city council approved their request for a transit oriented development grant submission to the county: http://www.ci.minneapolis.mn.us/www/gro ... 135021.pdf

Good to see that there's at least a little movement on this!
Weird tho that Hoyt properties bothered to commission a rendering of just the refurbished 700-708 Central buildings alone, not including the proposed penthouse additions or the new stick-frame building that would be added to the parking lot behind it. But it's been just 8 months since approval, so I don't think there's cause to ring the "cancellation" alarm quite yet.

Seems like they may be planning to so this in different phases or have simply given up on the new construction portion of the project. I'd hate to see them renovate the old buildings and not build anything on the empty lot right next to it. Seems like a waste of land - especially when this side of town has been developing so fast.

You know it's a little surprising that more hasn't been proposed for Northeast. Thousands of units have been floated for Uptown and it seems like at least a thousand will actually get built, but almost nothing is getting built on this side of town. I figure there's a little less demand for "luxury" (very sarcastic tone) in Northeast but it's a lot closer to Downtown and much quieter than Uptown, and you'd probably be able to actually build a few pretty tall buildings (10-15 stories) in the Central/University/East Hennepin area before anyone started complaining.

Our fears have been realized - the project (for now) has shrunk to rehab of the existing structures only, based on this request for cleanup grants:

700 Central (708 Central Ave. NE, 119/123 7th Street SE)
Projected DEED Request: $1,066,609
Projected Hennepin County ERF Request: $297,450
The developer, 700 Central LLC/Nolan Properties Group, is proposing an adaptive
rehabilitation of two vacant and dilapidated warehouse buildings into market rate
residential rental units (approximately 80) with commercial and amenity space (up
to 10,000 square feet) on the first floor. An adjacent vacant lot along 7th Street will
provide parking for the residents and commercial users. The projected total
development cost is $30,000,000. Grant funds, if awarded, will be used for soil
remediation and for the abatement of asbestos and/or lead based paint.


So no additional building on the parking lot, and no penthouse additions, as previously proposed. Still, good to see this finally moving forward. Hopefully.

As a person in the neighborhood, I'm happy to just see it moving forward. Still a very attractive building, and no doubt that if NE continues to boom, the lot will be developed. We just really need some commercial space on that end to bring it more to life.

And at least it's not 420 Hennepin...

Plus I would love some more rental options in the area. Especially cool warehouse renovations. I'd live there in a heartbeat.

I used to live further North on Central and rode the 10 and 6 over to Dinkytown and frequently waited at the 10 stop here and used the boarded up doorway as a shelter from the elements. I always felt a little sad that a building with such character and strong street presence was just sitting there empty. Glad to see that some version of this is moving forward, I am not going to cry over the loss of the penthouse addition.

Tiniest of updates: Looks like they have slapped some "apartments and lofts coming in 2016" signs up on the corners of this building with some renderings. Website is also listed. There are also new(ish) "retail space for rent" signs up on the first floor. Cool building.

I kind of hope these are market rate and not section 42 out of pure selfishness because I want more options in this neighborhood and all the towers are years off still.

If the past history of this project is any indication, they should be wrapping up construction sometime during Chelsea Clinton's second term.

I truly hope this is for real. There have been so many so called projects I'm fearing that this will just be another one. But they will do well to get things started this fall, before either of the other 2 towers start building down the road. They will have less competition when they open if they get moving next month.

Does anyone have a guess on what price point might be on these market rate units? This is a project I've always loved, would be amazing to move there next year when it opens.

Units at La Pompadour rent for $1300+/month for around 700 sqft. At the Calumet, units rent for $1500+/month, also for <1000 sqft. Those are both the most similar in style in the area. Units at Red20 go for about the same amount. Presumably this project would be similar?
