Wow, when did the Phillips Foundation move out of the Pillsbury Library?
Phillips Foundation offices haven't been in there for years. They were my funding org when I did a year of AmeriCorps back in 2012, and that same year they moved into the Banks Building. 1st Ave NE and 7th Street. And they're moving to North sometime soonish as part of a project they're funding.

Sign used to say Talenti (which they sold), but I think it just said "Phillips" when last I noticed.

I was in there once, and I believe it was really just an office space for the family, Talenti (at the time), and a board room for fancier meetings.

Interesting future opportunity - when Dolly Fitterman owned it and ran the Fitterman Gallery it was a great space... would be great if it became some king of public space. It was a really great gallery space.

ESG Architects posted an up to date rendering on their Instagram yesterday. Seems pretty similar. But posting it could be a sign that it’s in the forefront of conversations.

Yeah way more glass. I like that much better, sounds like they're differentiating themselves from eleven as much as possible which is good.

Alatus' original financial partner has split from the deal, but it sounds like there is still momentum to get this off the ground...
Alatus Director of Development Chris Osmundson said the December event got so many reservations that Alatus decided it could leverage the interest to get a better financing deal.

I think it's important to note that Alatus terminated the deal.
Two sources said Alatus had a financing agreement in place with Canyon Partners of Los Angeles. Alatus would not confirm the financing partner, but said the decision to terminate the agreement was made by Alatus.
And also to include the quote where they say they still plan to break ground this summer.
“With the exceptional response to pre-sales, the development team felt it would be a benefit to the building, and ultimately the homeowners, to pursue and refine a more favorable capital stack than was available last year,” Osmundson wrote in an email. “We are actively vetting numerous competitive capital terms for Alia and still anticipate a groundbreaking yet this summer.”

Also important to note that those quotes are coming from an Alatus PR flack whose job is to put the best possible spin on a project delay.

It seems as though the possibility of a “groundbreaking yet this summer” is rapidly slipping away for the Alia Tower. Are they having that much trouble finding a workable financial package or are they in trouble overall with three big projects all in limbo - Alia, the tower by the Convention Center, and the mammoth Arden Hills project? Can the insider at Alatus give us any hints?

They're also working on a six-story high-end housing development on Central Avenue in Columbia Heights.

Alatus is also proposing that relatively ambitious project at Lexington near University. A lot of major projects. I wouldn't write them off just yet.
