Bassett Creek Valley Redevelopment

I’m going to call this Outside Downtown, even if only by a few blocks. If people disagree, feel free to move.

An update from the City on efforts to redevelop the Bassett Creek Valley. There are a lot of moving pieces here, including references to the Interchange, high speed rail, really bad soils, future demand for mid-rise office space, and a number of recent high-profile leasing efforts.

No real action here, but I can see this coming to a head soon, as it will need to be decided if it makes sense to pay for a very expensive grid of piles to support future development that may or may not come to fruition.

RFP for three properties in the Basset Creek Valley Master Plan.

The three properties are non contiguous, but two could become so if a Canadian Pacific property in between were also purchased. The RFP is calling for commercial, office, or "maker" space.

Abdul has plans to convert warehouses on Glenwood to offices with retail on the ground level.

Near the intersection of Dupont and Glenwood. The drawing shows adding a level too.

This is the second recent conversion of industrial/warehouse in this area.

Was this pictured warehouse going to be converted for some sort of charter school in his initial plans? Or is that another one?

Plans propose to tear down the metal shed building and the precast loading dock addition.

The building itself is pretty attractive. And high five for quality materials. I have a sample of that exact black brick sitting on my desk. Very pricey. Great choice.

95-unit market rate project with 80 parking stalls. The Bassett Creek Valley Redevelopment Oversight Committee supports the market rate units as to not concentrate poverty in an area where other low income housing projects are planned.

This Currie Commons project proposes 198 BMR units and 267 parking spaces right in between future Green Line and C Line stops?

No wonder staff wants the CoW to weigh in on this issue.

I was tracking the abandoned rail line that passes Utepils and traced it's ending to where this building will be.It passes under Cedar Lake Road, Penn Ave and Glenwood.

doesn't Transit 15 have a minimum Height requirement of at least 10 stories?

No, that's Transit 30 and Core 50. Transit 15 has a 4-story minimum. (And Transit 20 has a six story minimum.)

This is going to built by Rise Modular. Exciting. I also see Rise has their office in the Cambell Mithun building, that building needs more tenants who are growing like this.
