Totally agree, it's a very messy situation, with a net loss seemingly inevitable. Let's just try to make the best of it.

For instance, the City could decide to subsidize this development by bringing to the table the supposed value loss that keeping the preexisting structure as-is takes from the profitability/viability of the new development. In other words, if it brings down the profitability by $5M, bring that much to the table and subsidize the investment by "investing" in Minneapolis past, present and future by keeping most of Nye's. The idea being that the City values the historic character of the building, and the CITY (and its people) is the one fronting the bill to maintain that character (and not either private interest).
Oof. I like Nye's, but I don't like Nye's for $5 million.

Nye's as we know of it is likely lost. But I can do something about the history of the place (including, potentially, the buildings). My gut tells me--and a run-in some elected officials didn't change that--that all of it, including the buildings, may be toast.

The thing is, those buildings quite clearly are protected (maybe not in their Nye's form, but in their turn-of-the-century form). And they were protected when the current owners bought them, so it's not as if the city is taking value away from the current owners.

Now, the developers could try to convince the city to overrule the protections, but that's giving the owners value they don't currently have.

Also the 2 contributing buildings could be saved while completely gutting Nye's, so everyone should be clear about what they want preserved when they start advocating for something here.

Is this the first confirmation if height (29 floors)? Between that and the fact that the two older structures are staying, this is pretty great news! So much for "net loss" I suppose.

I thought for sure they're have to be forced to do so by the city, so a very smart move on the developer's part.

Question: do residents of this neighborhood actually call it East Bank? Or maybe St. Anthony? It seems more St. Anthony than the two so-named neighborhoods to its north. All of Northeast seems to get lumped together as just "Northeast", moreso than other parts of the city.

I'm not technically a resident, but I'm like two blocks east in Marcy-Holmes. I really don't have a name for the area. Usually I call it the St. Anthony area if people are familiar. But if I'm making plans to go out for the night, I pretty much just call it Northeast. Frankly, specific NE neighborhoods have a seeming branding problem.

Wow! This is incredible news. that's cake and eating it too!

From what I can see of the rendering it meets the street amazingly and it says it has retail all around.

True. I've also called it the "St. Anthony Main" area if only because that sometimes has more mindshare than other references, even if that's technically talking about a specific place.

Related to Nye's: Didn't even see that they had a partial rendering (was on mobile when I posted). Maybe it's just the way the shot was taken, but that building looks so...hulking.

No matter how this building is designed, it will always look "hulking" when compared to the holder buildings on the block. Keep in mind, this plot of land is only about 1/4 of a usual blog. Yes, we've only see a small corner of one of the design images, but I think they are doing a good job - especially by creating a bit of space between the old and new buildings. This means the tower should be pretty slender.

It would be nice if they would release a better depiction of the development. It's hard to tell, but it appears that the lower level of the tower has stone on it which would blend in better with the older buildings and then turns "glassier" once it gets above them.
Those rents sound pretty high though, makes me wonder if both this and the Alatus development will get built? Seems like they're competing for the same crowd. The only difference would be if Alatus goes with condos versus rentals.
