For a good time, read the letter at the end of the packet.
"Parking is sadly being removed from these priceless urban neighborhoods, which is the lifeblood of neighborhood retail."

This is a crazy statement. However, his point about residential rents subsidizing an empty retail space is spot on. It makes it way harder to finance and jacks the rents up.

If the spots on either side of the entrance are already taken, I will be using the drive-thru. If there isn’t one, I will drive around while my phone finds me one.

Minneapolis launched a new data portal yesterday. Among the maps is one showing active planning applications with the city.

From that map, it looks like Gunsbury made a submission for this project on October 2nd, and it will be on the November 2nd CPC meeting agenda. The map suggests that two units have been added since the CoW submission. Hopefully that means the design has also been improved.

They are dismantling the billboard on top of the current building at this site today. Seems like demolition may be imminent.

Still sad about the new designs but I guess its still a "win" to replace the parking lot and to have continued investment in the city

Here's the approval packet, for future reference. The design didn't really change, but the parking bays on Hennepin were removed, and the building will apparently be called the HenCen.

Excited for this to be the last winter of those sidewalks never being cleared.

I don't mind this project. It's a little bland and the (still very visible) alley side is completely devoid of character, but there's some actual facade articulation along the street and no attempt to "jazz up" the exterior with an ugly multi-color melange of different panel types. We could do much worse.

My random guess is that Solhem might not wanted to have taken on the risk of the large commercial space right now so they packaged it up and worked to sell it for close to 2 million more than they bought it for and will move on to something else. It would explain the increased sale price if it included the work for the already designed and approved building.

So wait... is this development off? Is this a new dev who is just buying the lot? Or did they purchase the lot and the proposed dev that has moved thru so many city approvals?

Parking lot on site is closed off. Really hope we're not getting a demo with no project afterward now.

We'll see, but it seems unlikely that an out-of-state multifamily developer bought a lot with an approved multifamily development plan to just demolish the building and sit on the empty lot.

Lanes of traffic were blocked off this morning on both Hennepin and Central adjacent to the property.

I will miss the Central facade of the building and the angled alleyway. It played well off its neighbors.
