We had a similar discussion during the Dinkytown boom a few years ago, and in both instances I think posts like mattaudio's miss the forest for the trees to some extent.

It's not as much about losing Bun Mi specifically, but about losing the type of retail spaces that allow for the smaller, independent and often more character-heavy places like Bun Mi. Newer buildings, even when they're able to bring back such tenants, tend to do so in much more sterile environments. Consider, for example, the Dinkytown Mesa Pizza in the old building and the Stadium Village Mesa Pizza in the newer strip mall. The food might be the same, but they're totally different.

When it comes to restaurants, I don't think 'sterile' is a bad thing.

I hold them up as incredibly delicious and reasonably priced. That's not missing any points. I eat on campus five days a week, fifty weeks a year so if my lunch goes up by a dollar that's $250. And I don't want to have to eat UDS food again.

And I'll unapologetically say I can't imagine a place like Village Wok in a tidy new space. There's lots of overpriced Chinese food, and it mostly comes out of tidy new spaces. The Wok is cheap and tasty.

Kind of surprised by this (maybe I shouldn't be) but the U of M has a letter at the end saying they are strongly opposed to the building due to height (would prefer 4 to 6 story), potential for disruption to Washington Ave (because of shadowing and wind at street level again due to height), increased bike and walking traffic, and increased vehicle congestion on Harvard which say might have an adverse affect on patient access to the medical center. They also take issue with the location of bike storage being indoors and on upper floors.

Normally I am not that concerned about letters of opposition such as this but the U of M has a lot more weight it can throw around, especially given the buildings location and intended market.

The U is unfortunately being controlled by a lot of older people out of touch with students. They also thought Pioneer should be torn down because we students apparently only like new things.

Is this a legitimate threat? The project is super slick though, if it goes through...

If there are some more students and alumni willing to come to the meeting to speak in support, I think that'd greatly improve our chances. When this went to CoW the commission seemed to really like the plan because of how walkable it was making Washington. Good to have alumni working with the city.

The University's concerns are just a cover for the real issue operating just below the surface: they are worried about minorities and gay people moving in.

Why would they care if gay people move in?

Has the U ever been against any of the other apartment buildings near campus, or even officially commented on them at all? This is obviously much taller than anything else that's been proposed, but it just seems so strange to have a major research institution suddenly pull out the Minneapolis NIMBY playbook.

This passed on consent, which means the University didn't send anyone to oppose it. Very unlikely they appeal so I guess this is a thing now.
