The next step for this stretch is the north side of the street. The area especially at the intersection with University, where you have a one-story strip mall with the Burger King et. al., is probably the only remaining major development opportunity on the street, but it's a good one for the right proposal. I think a development of WaHu scale at that location would really elevate this stretch from the good to the great when it comes to urban design. It would strongly frame Washington looking to the east, and provide a dramatic "gateway" effect when heading west.

I'm assuming that developers will be looking closely how quickly The Hub leases up, to gauge whether there continues to be strong demand in this area. If The Hub and other developments like The Rise do well, I can't see that strip mall site remaining untouched for long.

The U still has major plans for the block just east of the strip mall block adjacent to the light rail station... that block had a 22 story and an 11 story in the renderings... that is the motel block. I think those plans are still alive... This side of campus is so dramatically changed... I took a college friend thru there two weeks ago and he was shocked at all the changes since we went there in the early 80's. It is so dense and urban... it was a lot of surface lots...

Oh they're very much alive. I can't wait to see it come to fruition. People who haven't been to the city in the past 5 years are in for a shock.

The proposal on the motel block across from the Green Line Station was joint plan between United Properties and a U of M related entity correct? I can't remember hearing or seeing anything about that in what seems like a year at least. How are so sure they are alive Grant?

Page 19 of this report from last week (thanks, MNdible!), mentions that final definition of the project is expected in 2017.

I'm in this area daily and despite that observing this construction is routine for me now, I'm still frequently amazed at how quickly this has gone up. They are at 21 stories now I believe, starting 22nd (?)

800 sqft 2BR/2BA: $2370 (one BR is big enough for 2 people to split, which is how they list this as $790/person)
1133 sqft 3BR/2BA Penthouse: $2955
1124 sqft 4BR/2BA: $3400

If they're charging $3.00 - 3.30/NSF, than there is definitely still not enough housing in this area. That's incredible.

Not arguing your overall point, but it is a unique project in a unique location. A three story stick-built off of Como Avenue isn't going to be competing with this place on price.

Based on anecdotal data, I'll bet this place crushes it with the wealthy-parented foreign student population.

I'd really like a hard journalism take comparing monthly rent at:
- Concrete-built high rise with views and a pool, literally 18 steps from a LRT station
- UMN-owned apartment buildings
- Concrete block dorm rooms
- Non-profit co-op housing

Obviously the building's amenities, from the height to the location, are driving up the price. The unique, moral hazard-y, characteristics of the student rental market also play a role here.

All the same, to make steel and concrete high rise construction work, your benchmark is in the neighborhood of $2.25/NSF. So if this building sells well for prices north of $3.00/NSF, then that suggests to me that there's still a lot of money sloshing around the upper end of the University rental market. The Burger King/Hong Kong Noodle lot would be a good future target for developers.

Of course, this could all change if we enter another recession or if the Republican federal tax bill lands really heavily on education.
