Wow, worse with every new image. Tons of curb cuts. Very little active at the base. Actually makes the not-too-roomy sidewalks on Hennepin and 4th narrower by building right up to the lot line.

Okay, this is terrible. It looks like it belongs next to the Container Store in Edina with that massive grey block parking ramp. I originally was okay with it, thinking it may be similar to what we see in the Netherlands. But materials, massing and lack of a cohesive design are really killing this.

I guess I don't really care so much about the tower portion of it. There were a lot of people here who thought the previous iteration was silly and bad, too. (I actually kinda liked it)

The screened parking and curb cuts along 4th need to go. Can't force them to, but it looks to me like they could line the parking ramp facing 4th with a hallway and a few 1BR units without too much effort. The ground level public parking should only be accessible from the bank parking entrance (it's already designated as shared). Go ahead and screen the parking on the ground level with the ability to convert it into commercial/amenity space in the future.

I know this is an unpopular opinion here but I kinda like the design including the windowless elevator tower. Simple, straight forward, it knows what it is and wants to be and does that very well.

The frontage along 4th St on the other hand is unacceptable. Street level retail absolutely needs to continue on the other side of the elevator tower even if they don't include apartments above covering the parking ramp, in fact I like how they are using metal to screen the ramp in the rendering.

And I agree with EOst that the building needs to be set back at least a few feet along both Hennepin and 4th. Especially if they are going to try to have outdoor seating.

The site context on page 8 just shows that Nye's should have been taller. Now the short Montage doesn't fit the neighborhood.

What exactly happened to convince Shamrock to change the design of the Legacy from a rectangular block to something a little more interesting, and will it work on Mortenson?

The city. The city asked them to break up the massing in order to sign off on the design.

That said, it's still a really offensive hideous superblock of a building.

Good. Hopefully it's an actual update to the design to make this thing look way better and not just a 'we tweaked this corner so its new'
