Sorry for anyone who wanted the rail to trail project to go all the way through over 27th Ave SE. 5 story 215 unit apartments proposed at CoW.

That project is all kinds of weird. The scale is ridiculous.

The trail may not be completely dead:
More information should be known in the upcoming weeks about the railroad abandonment and if other entities including Hennepin County and the University of Minnesota have expressed an interest in purchasing this portion of the railroad corridor. The railroad land/corridor has been identified by the Minneapolis Bicycle Master Plan as part of the proposed Prospect Park Trail.
Although, reading between the lines, I wouldn't be surprised to learn that the County only wants the land up to 27th to allow for a connection to the future Grand Rounds. If this is only envisioned for bike trails, that's probably fine. If we ever imagine a streetcar crossing the river from Lake Street and someday extending into Stadium Village, you'd probably want to keep the option of a direct connection open.

Given that there are already other buildings in the way, it doesn't seem necessary to preserve the short stretch of RR corridor west of 27th.

As for the proposal, the exterior looks cheap but I'm impressed by the use of this awkward narrow site.

Proposal for a five-story, 215-unit apartment building on the site of an existing dilapidated industrial building and former rail right-of-way. If things go according to plan, they will start a two-phased construction come Spring 2016. This property has a quite challenging shape to develop. Headed to Planning Commission Committee of the Whole on August 20th.

It'll be interesting to see how this part of 27th Ave SE looks if and when this project and the redvelopment of the Glendale Townhomes are complete. It's still unclear to me how the planned Grand Rounds connection fits into all of this as well.

I usually don't like sprawling mega-sites where one building takes up an entire block (or two), but in this case I don't mind it so much because the block is being built out in a way that minimizes wasted space.

From what I'm hearing, a local government is likely to file with the Surface Transportation Board in the interest of preserving this corridor, including from 27th Ave SE to Essex. I'm hearing that they'd like the development to proceed, but only if they can preserve ROW/easement for trail connectivity over towards Huron.

Though I am fairly certain at least one elected official has filed with STB/FRA to prevent the sale of this RR property. So I'm very doubtful this will happen.

One thing that is a little disappointing is that they couldn't work a pedestrian connection to Huron and Fulton in. I know that relies on the adjacent property owners playing nice but it would have been a nice connection and split the block up to be a little more permeable.

Looks like the trail will be built as part of the project:
Construct a bike/walk path behind the building that is part of the Prospect Park Trail; a trail called out by the Minneapolis Bicycle Master Plan
and the Stadium Village Master Plan. West of 27thAvenue Southeast, the proposed bike/walk starts on the project site and will have a through-connection to Essex Street Southeast via the new hotel development site at 501 Huron Boulevard/2510 Essex Street Southeast (BZZ-7219). This path wouldreduce the distance residents and others in the area wouldhave to travel to and from the University of Minnesota.
This portion would be privately owned then?

The way they wedged that bike path in is terrible -- looks like a great place to get mugged or something. May as well not bother building it.

Quick question, I looked very briefly at the materials presented for many of the whole meeting, that were posted at the beginning of this fourm. The building that is currently under construction is only phase 1, correct? Once phase 2 is Bill, how many apartments are there expected to be?

I should clarify, this thread indicates the project began in late March. As of this week, there are a handful of beams sticking up above ground. It almost looks comical.

There's a meeting on Thursday 2/9 at Luxton Park to talk about this proposed bikeway to apparently nowhere. (As far as I know, there hasn't been any agreement with the property owners on the north end.) 117 27th Ave. SE wants to use this potential bikeway to offset its park dedication fee, and there's been no public engagement on it so far.

Interestingly, the developer also seems to have closed off the pedestrian stairway route from 27th Ave. SE to Luxton Park, according to neighborhood reports.

The Park Board plans available online were outdated. What they are proposing now, rather than the previous bike path suggestion, is trading land alongside 27th as green space for when and if the Grand Rounds Missing Link is ever completed, in lieu of the park dedication fee. There'd be landscaped linear space, a couple of courtyards, and a public restroom and drinking fountain.
