I'd wondered if something would happen here. Tierney Brothers moved out a couple weeks (months?) ago, and this is a pretty prime corner right on Tower Hill Park and three blocks from the light rail.

I wonder if they'll pick up any adjacent sites. Picking up this little 7th Day Adventist church on the backside of the property (21 Clarence Ave) would give this project a lot more park frontage https://gis.hennepin.us/property/map/de ... 2923410027

Curious how they'll handle the sight lines of the water tower. Just based on the image above, I'd imagine this one will be under 6 stories. They bought the site relatively cheaply and could probably swing some Met Council / HennepinCo subsidies for cleanup or TOD if they want to. That could help make a shorter building pencil out here.

I don't know if the Prospect Park historic district proposal still has any legs, but the church (1911) would be a pretty clear component. The architect Lamoreaux was one of the neighborhood's first inhabitants, and he was responsible for many of the big houses and (at least in part) the water tower.

The Prospect Park small area plan map of 'issues and opportunities' hasn't identified the church as a historic landmark worth protecting (though textile center is??), however it does fall within the residential area exclusion boundary, no doubt they would still protect it.

Saw a presentation about this project at PP Land Use committee. The developer has purchased the Tierney building (3300 University Ave SE) and is negotiating the purchase of the auto repair shop next door (3326 University Ave SE). Developer wants to save the Tierney building a move many on the committee really liked with several saying it's a beautiful building (looks fairly bland to me). Hoping for specialty commercial and art space with maybe apartments above. Still early in process through and might sit on it for some years depending on what makes economic sense. As expected developer was forewarned not to go too high especially near the park. Will be interesting to see what happens.
