That's pretty extreme density. I also would like to have seen a third tower, however I'm very pleased by the second one. After being extremely underwhelmed by the first tower I'm happy the second one seems pretty put together even if it's not super remarkable.

It's Minneapolis. Developers do infill pretty damn well, occasionally jump up and surprise us on mediocre lot, and only do reach about 50% of the potential on premier lots.

This is obviously fine, pretty great even. But really why not save a 1/3 or 1/4 block for a future phase (hopefully exceeding 6 stories)? You can still build a ton of units now, and there’s like no harm in setting aside some of this property that Doran/CSM already own

Just speculation here, but could it be that the developer knows that financing is only going to get more expensive in the years to come with rising interest rates? Why not lock in the financing now when rates are still low and get these projects done since they have already done the design legwork.

New Heritage Preservation Comimission signs have been posted around the GM property recently declaring a public hearing for a new 32-story residential building and a 6-story mixed use building at the 311 2nd St SE property. It calls for 763 units and 4,300 SF of commercial. Meeting on Jan 22, 4:30PM.

Disappointing to see that the tower has been removed along with the affordable housing building supposedly after HPC feedback. The change in the east block to a single 6 story structure is a significant downgrade. I am confused that they would back off so easily when they were able to get the tower in phase 1 approved despite HPC opposition.

I really hope 5 over 1s are not a thing in the next development cycle, but I have a feeling they are here to stay. Land this close in would probably be 7+ stories PT concrete in Seattle or Denver. Maybe we should just feel lucky that we are getting underground parking and not Texas donut style developments as in Dallas' and Houston's CBD.

Well yeah, putting in affordable units often is a hit to the economics of a proposal.

I know you're just being clever here, but the difference between the Thrivent site and a typical Texas donut is that the parking at the Thrivent development lot is not to serve the liner housing, but is needed to serve a demand created by downtown office workers.

Given that the HPC has been overruled in this exact neighborhood twice with recent projects, including the first Expo phase, I'm not exactly buying Doran's insistence that their opposition was enough to cause a retreat on the tower proposal. They already had backed off a tower for the middle block, so they're clearly not expecting unlimited high rise demand in the area.

That being said, this is really disappointing because of the reduction in units, the reduction in affordable units, and the reversion to an awful full-block six story building. The design on the first phase of this project was barely passable, I'm not enthusiastic about two more full blocks of it without any kind of variation. I hope the loss of the proposed affordable housing will push CM Fletcher to step in and figure out what's going on here and how to restore the density at least of the original proposal.

Exactly what I was going to suggest. If there’s only sufficient demand for X units, then build X units on one block and save the other block for later. What’s the rush to eliminate all possible developable land in the area? Taxes would be lower on the vacant block in the interim
