If a tower can be financed on campus and make a profit, I feel like that could be a real game changer on campus.

Did I miss something about the scope of the project changing to include a taller tower portion, or did you just create that for fun?

*Edit: I guess that's still 11 floors, it just looks tall.

I think that was discussed earlier in the thread... the perspective of this picture makes the tower look taller than it will look IRL.

I thought the tall part was only supposed to be 10 stories? That picture shows at least 10, but like RBY said I think the perspective of tat picture makes it look bigger than it will be. This should be a cool location for development, though. It's right next to the stadium LRT stop, should have downtown views form some units, and will hopefully wake up an area that generally doesn't seem to have as much excitement in comparison to other areas on campus.

The angle of that rendering makes the "tower" actually look like a tower... it's just the end of a structure that is much wider than it is tall which you can see better from this picture from an old minnesota daily article

My original point still stands. If a developer can build a steel/concrete structure and still make money, I think that might change the shape of campus quite a bit as other developers follow suit and lenders become more willing to finance such a project.

For that matter, how is this getting financed? It can't be that this is a better site financially than any of the close to campus sites being developed, is CPM self funding or something?

The two renderings on this page are very different. The first one shows an actual tower at the corner, and shorter segments fronting Huron and Washington. The original one had 11 stories along all of the Huron portion of the site. Much different. It isnt because of the angle. The angel still shows the entire Huron side. Thinking they reduced units, but still wanted that 11 story corner piece.

While there are some design differences between the two renderings, the general form of the building hasn't actually changed much. If you look at the original site plans at the beginning of this thread, there was always a 6-story portion fronting Huron. Because the tower portion is essentially at a 45 degree angle between Huron and Washington, it tends to warp the perspective in the renders.

Talked to the CPM developer Daniel Oberpriller at the June 24th Planning Commission meeting. He said they found a location for the Plasma center elsewhere in the city, and the project is back and starting to run again. No specific dates on construction or opening were mentioned though.

CPM will start construction July 26 on a 98-unit apartment complex where Sally’s Saloon and Eatery now stands. CPM will also start construction down the street on the 333-unit WaHu student housing development by the end of the year.

Anyone know if there is a grocery store in the future for this property? Or perhaps one at the new prospect park development at the prospect park LRT station? Seems like a small or medium sized grocery store could do well in this area since there is nothing of the kind for miles around.

I haven't heard of one in Stadium Village, but there's one going in at the UTEC site in Dinkytown. I could see one at the Prospect Park station, though. Dinkytown's a long way away when you have bags of groceries.

Agreed, a grocery store would go well there with apartments, light rail, and the prospect park neighborhood. Where is the closest place for people to shop who live in PPark? Probably university and Snelling with rainbow... Definitely a niche could be filled....even by a smaller store footprint like Trader Joes.

There had been plans for a Mississippi Market or something like that at 2700 Tr Avenue or whatever. But that had been dead for a long time and the recent signs of life have not referenced it.

Thanks for that. I was wondering if anything was on deck for they plot of land. How perfect for some new housing and a grocery store. I know this isn't the right thread for it, but does anyone have any information about the future plans for this site?
