This looks great, very detailed about material usage, fitting into the sensitive Milling areas. I can't believe that once this and the A mill lofts are complete that it won't start a NE building boom.

I like that the Phase II is well-connected to Phase I but has a slightly different look.

Still no retail in phase II?

Still no retail in phase II?
There's an abundance of vacant retail throughout the Main St. area. I recall one of the aims of this project was to add bodies to the area, making some of those spaces viable again.

Phase two looks decent , but I wonder how it will play out with the huge number of rental units it's going to compete with in a few years. These luxury rental properties are being way overbuilt. Phase two should have been condos. I'm sure there is a market for people who would want to own at this prime location along the river.

Is there really an "abundance" of empty retail space there now? No obvious gaps are coming to mind right now, but maybe I'm forgetting something.

Riverplace and St. Anthony Main have areas that are empty. Some of these area do not face the riverfront.

starting to look like an urban neighborhood... Exciting!

Does anyone know the completion date for this? It would be nice if they had the outside all buttoned up before Northern Spark :)

I lived 10 months in Flanders (Dutch-speaking Belgium) and though I never knew their technical name (thanks, ha!), I can attest to their prevalence there. In a lot of older Flemish and Dutch neighborhoods, and by older I mean as much as 300+ years old, a "woonerf" of one sort or another is about the only option because the streets are so narrow.

Got a closeup of the stone material in the middle section. Looks good.

Yeah really, wow! Now that's "pre-fab" stone, right? IOW it's put together in slabs first, not stone by stone?

That is real limestone facing, laid by hand.

I can see some creases that would indicate it being assembled in slabs, but it wouldn't shock me either if it was laid individually.

It's laid by hand, as you can see in one of my previous posts:
They've started the stonework on the two-story townhomes (area under the pool area).

Gorgeous stonework! And I really like the mutlicolored brick. Great context to the area around it.

Phase II is set to be approved at next week's planning commission meeting. Site plan:

Looks nicer than phase I!

Like other peoples exasperations, I am disappointed that it is another 6-story apartment. That being said, I love that it will continue to bring out the A-Mill as the prominent structure along Main Street. Also, I love that the investment near the river is still continuing in general. This is probably a rather polluted site entirely, and to take the risk on it and invest is awesome.
