I really hope that he can pull all those strings and get something going on, The hard part is going to be working with the land owners and getting them to the point where they are willing to take the risk and move forward with more progressive projects, something that hasn't been done much since the recession. It would be nice to get some starchitects back create some good public space and make the public realm a little nicer with some more retail on that scale!

Also Avian posted one of his renderings he was hired to do for City Center, but now that it's being sold again they most likely won't be doing it. It's just a crown but it looks stunning

A friend of mine who works for a local architecture firm mentioned that Hines issued an RFP for an office building adjacent to Dock Street Flats.

lots of big talk about spires and towers, 1,000 ft 'scrapers with iconic tops over on ssc forum. convention center hotels. it's like development porn over there.

A lot of interesting things. the fact that a middle eastern group is proposing what seems like a whimsical dubai style tower for the convention center hotel is... interesting... not that I don't think Minneapolis couldn't handle an outrageous tower, I just don't think that's the place. Like a little cheesy Vegas on the side of the skyline seems a little weird. It would be nice to get to see some of these proposals! It seems like everything around is some sort of nice tower with a crown, but I feel like it would be hard to build anything less here anymore. Whatever big things are to come are going to have to splash to compete and to be valued.

That building is hideous, except for the spire/ crown element.

That is a really love it or hate it building. It might be ok if we had a few other supertalls in the skyline, but who knows if/when that would happen. We've all been waiting for something taller than the IDS, and now this is our option?

Oh good lord. It's not a terrible building necessarily, it would be cool in shanghai or dubai... but seriously it's like a foot in mouth kind of statement. It has no architectural or cultural context.

Get rid of the Jetson's belt and simplify the crown and it could be an elegant building though.

Let me breakdown the 1000 ft. proposals. The Hines site at 10th & Marquette is in a fluid state, it could be all office or a mixed-use tower, the decision hasn't been finalized. With Hines having large holdings downtown, they're well-acquainted with the needs of existing tenants & would approach them 1st. As Hines assesses their existing tenants needs 1st, they will be better able to define the space requirements of any new development. If Hines determines only 600K in office space is needed, expect to have the project consist of a mixed-use purpose by adding a hotel to the development. Look for Target to make a decision on their site in 2018 or so, because Target would like to move its employees at the 33 South 6th Street tower closer to its headquarter buildings, their existing lease ends in 2023. A tower of the size that Target needs would require no less than 3 yrs. to complete. John Griffith, Chief Development Officer of Target is as good as it gets, he knows real estate, space requirements, cost efficiencies & future expansion needs. Target would build large enough to have empty floors available in the new project for easy expansion rather than look for new space nearby. Target has the intention to build an 'iconic' tower that both the company & the city would be proud of. This tower will be 'well over' 1000 ft. in height with a decorative rooftop and spire. The Opus Ritz block development has been covered in other postings. It would be a major disappointment if Opus squandered this opportunity to build a landmark tower representing the resurgence of their firm, downtown & project the strength of the city of Minneapolis, the metropolitan area & the state of Minnesota, in general. Nothing projects strength like a skyscraper. The convention hotel could possibly reach 1000 ft., which was posted about recently. The block south of the Campbell Mithun tower is quite similar to the Opus Ritz development. The existing conceptual design nears 1100 ft. for the office tower with 2 different designs for the hotel-condo tower, 1 near 400 ft. the other design for 700+ ft. with a strong retail presence at the base of the block. Feeding off the pedestrian traffic from the convention center, convention hotel & other hotels, mixed-use towers envisioned for the area. The Thrivent half-block has numerous designs for it, several reaching 1000 ft. with beautiful crown & spire. My 2 favorite designs for this are a updated taller art deco version of a NYC tower with an observation deck with strong retail presence & major art gallery occupying the entire 3rd level of the podium,. The other design I really like is a triangle-shape tower tapering off near the top with a spire eclipsing 1000 ft., the east side facing the stadium has beveled windows adding a new feature to the design of the tower, something unique.

There are many other towers in the 350-700 ft. range, mostly mixed-use sprinkled around downtown on those small parcels to add density, the critical mass needed to create a better environment for retail, entertainment & for safety concerns. With greater numbers, the streets become safer.

The Kraus Anderson situation will be addressed by myself & Ryan (Retiredbanker's right hand man, who now runs the consortium in his absence.) this week if we can rearrange our schedule to accommodate KA's schedule while I'm in town for the week. KA is a very civic minded firm, so believe this can be resolved satisfactory quietly behind the scenes.

If I have time & get permission from Ryan to elaborate on 2 other development options later this evening.
