Re: East 38th Street Corridor & Standish-Ericsson
Is this article or study itself available anywhere digitally? There is an actual study in addition to the article copied above, correct?Since I was at Wilson Library today anyway, I pulled out the issue. It's a short article (surrounded by wonderful vintage stories on the growth of cassette tapes and radio), so I'll just copy it below:
The study itself is called the "Market Study of Neighborhood Commercial Areas and Nodes”."Study finds commercial node overload" in City Business July 5-11, 1996, by Peter Kafka

I don't think that it's been digitized; Googling all the relevant keywords didn't turn anything up.Is this article or study itself available anywhere digitally? There is an actual study in addition to the article copied above, correct?

Does that mean you typed up the article by hand?

More love for 38th St at Chicago Ave:
http://www.minneapolismn.gov/www/groups ... 150249.pdf
The proposal converts the old Furniture Liquidators building (next to Smoke in the Pit) into an 8-15 retailer shopping center. There would be a 5500 sq ft open sales area and a few small offices in the back. Basement would only be used for storage and distribution.

There's something happening on the 4200 block of 28th Ave S. The vacant store across from Busters has what looks like a contractor truck and interior work going on. Any news?

Re: East 38th Street Corridor & Standish-Ericsson
A few months ago, I wrote about 3748 Park Ave South, an important corner on the growing 38th Street corridor.
"Sensible Infill Development Blocked by Zoning in Minneapolis"
https://streets.mn/2015/11/18/sensible-i ... nneapolis/
There's a plan for a duplex to be built on this vacant lot before the CPC on February 8:
http://www.ci.minneapolis.mn.us/meeting ... MSP-173156
While it's encouraging that the property owner is building a duplex despite requiring variances, it's disappointing that this corner is not getting something more dense.

Burned down last year. There are links to media stories about the fire in my streets post if you're looking for more details on the fire.

Re: 38th Street Corridor & Surrounding Neighborhoods
Neighborhood is going to want only 3 stories and 60+ parking spots to give their approval.

Re: 38th Street Corridor & Surrounding Neighborhoods
At the meeting-- it's a really handsome 4-story project! Extremely well-attended meeting. So far just a few skeptical residents with predictable concerns about parking and affordability, but it's really civil and there have been a lot of supportive comments.
Lander wants to go in front of the city in May, break ground by the end of year, and have a 12-14 month construction timeline.

Oh wow. A public plaza concept too?!
Re: 38th Street Corridor & Surrounding Neighborhoods
Looks great!
I would love to to see them buy up the property at 3737 38th Ave and do a similar project. This would be a great location for a mixed use development, as it would help connect the Riverview Theater with Fireroast Coffee/Minnehaha Ave.

What did they say the timeline was for the plaza near the 38th street station? I assume like 5-10 years?

Re: 38th Street Corridor & Surrounding Neighborhoods
If any of the adjacent or nearby property owners are so against it they're looking to move (or at least making that claim), I'll happily take a look at their houses. I'd love to get into this neighborhood, but ugh prices are SO high right now. The sub-$200,000 house is dead...I should've bought 2-3 years ago.
