Or if they're grown up an still want to ride, but won't ride in the road and there's no multi-use path or cycletrack around. I didn't get my car until I was in my early 20s so I rode a bicycle around until then. Official Bloomington policy is "we're never going to built bicycle infrastructure in the Oxboro area (despite their being pretty much useless auxiliary lanes), so bicyclists should use the sidewalk." Once in a while you'll see a spandex and helmet type brave 98th, but normally everyone, adult or not, uses the sidewalks, which works fine because they're wide and it's easy to avoid the occasional pedestrian.

I met a guy in full upper body, neck, and head cast recently who almost died while bicycling in oxboro.

Note: if even very car-sympathetic Monte acknowledges that the Bloomington auxiliary lanes are useless, it's seriously time to ditch those.
I met a guy in full upper body, neck, and head cast recently who almost died while bicycling in oxboro.
Details? Sidewalk rider? Road rider?

I've ridden 98th in the Oxboro area many times. I've never really had any close calls, but lots of intentionally aggressive behavior, especially when I'm forced to ride a full lane away from the curb due to auxiliary lanes (like WB 98th approaching Lyndale).

There's an impressive pile of rubble at the east end of 77th street, right where Metro Sales used to be. At least there was on Saturday.

Correction: the pile is actually not Metro Sales. It appears to actually be on 77th. And there's a smaller pile on the other side of MN77.

There's been a pile on the east side of Cedar for years -- at what would be the western leg of 77th and "Longfellow". Is that what you're talking about? Or a new one.

I believe Audi (Metro Sales site) is set to go in, so I wouldn't be surprised if that was related. A lot of the 77th/Cedar underpass is funded, but they're just to engineering right now, so I can't imagine you'd see much more construction than soil samples and surveyors.

Nope, nothing has been done for the Audi dealership yet. Those buildings are all still standing, I looked this morning while going by on my 540 bus, which exits from 494 at 12th Ave. I didn't see any large pile of rocks when we turned from 12th onto 77th either. So it must be further east, toward 77.

That's what I was guessing. I also wondered if they were adding in concrete curbing, etc. from the 12th Ave. bikeway project as well? Regardless, it's a large pile of concrete.

Crossroads at Penn, large apartment complex at 76th and Penn (by Best Buy corporate) has been purchased by Soderberg Apartment Specialists (http://sasapartments.com/).

Their intention is to renovate and rebrand the complex. It will have standard types of upgrades (new counters, cabinets, tile, flooring), and the new name is "Concierge" apartments. It's unclear if there will be any exterior improvements.

Notably, they're terminating all leases at their next point of renewal. For those on month-to-month, they have to be out by the new year. Although existing tenants are permitted to reapply, they must pay an application fee, go through background check, have a minimum credit score, and show positive rental history. Section 8 vouchers will no longer be honored. Rents will be raised in coordination with the improvements, but Soderberg has not said by how much yet.

According to census data, around 1200 people live in this complex (census block also includes a couple of low-density blocks to the west).

While it no doubt will have impacts on affordable housing, I'm not sure that it's a "jerk move".

If you buy a property, you absolutely want the ability to be able to screen the tenants yourself, and you also want to be able to open up blocks of the units to allow for efficient remodeling work rather than doing it piecemeal. There are laws that you need to follow (and it sounds like they are following), but beyond that, it sounds like best practices property management to me.

All I found was this: http://www.apartmentguide.com/apartment ... ts/179911/. Looks like previous rents were in the $650-700 range, so increasing about 40%. The new pricing is more in-line with newer buildings like Oaks on Pleasant or Lyndale Station.

Yeah, I have no sense of how standard practice this is. I know Crossroads at Penn was sold another time in the past ten years, and I don't believe there was any wholesale clearance. But there was also no significant renovation, other than some exterior signage. Buena Vista has also been sold in the last two years, and there was no large-scale end to leases. But those may be exceptions -- maybe starting over is a normal thing to do?

What are vacancies in the surrounding areas? Is a relocation of 1,200 in store here?

Or more likely they get one building cleared for renovation at a time... Then the shifting of people isn't absurd but the rent jump is a tough pill to swallow.

No idea. They're already limited by folks who have year leases and certainly many will reapply to stay in the building, so I think there will be quite a shifting within the development itself.

I agree, if you're used to paying $650, $900 a month is a pretty big change to your budget. It's still $200 a month cheaper (actually looking it up now) than Lyndale Plaza, but Lyndale Plaza is much newer building, in a more desirable area. Presumably, it has better noise separation, etc, and definitely has underground parking, which Crossroads lacks. I'll be curious what the extent of the renovation will be to bring it competitive with that (if still less expensive).

They could've waived the application fee for existing residents at least. Adding that on top of a massive rent hike is pretty insult-to-injury.

Personal anecdote: I felt most safe bicycling in Minneapolis, and slightly less in Richfield. But in Bloomington, it is the worst. I often have seen motorists visibly FREAK OUT and have NO IDEA what to do with a cyclist around. I am talking full panic stricken looks on their faces. I have seen drivers panic and speed up 50mph+ in a neighborhood 30mph zone, or make dangerous weaving motions across double yellow lines, or get totally focused on the cyclist and stop paying attention to the road and almost get in accidents when cyclists are around. I suspect this may because of all the tourists Bloomington gets for the mall. I refuse to cycle there now for this reason; the streets are way too wide and too many dumbasses and morons around--it just feels completely unsafe. And this is just around the MOA area, I wouldn't never go to Oxboro, it's probably way way worse.

I dated someone who lived there once, and saw first hand how much work the place could use, as his building had damaged doors, scraped up walls, and horrible carpet. That said, I have to wonder what all of those residents will do as most will easily be priced out and I don't think the market has the capacity or the will right now to provide quality options for those lower income residents. Richfield and the Metro as a whole needs to do a better job spreading out low income housing options so that the impact of plans such as this is not as dramatic.
