I think it's worth noting some of the significance of this project. It's 14 stories non-stick construction, and not aiming at a student market. They are providing < 1 parking space per unit, once you account for the parking "dedicated" for the grocery store.

Now, sure, it could be lower but basically you're going to have ~500 adults living in this building with < 300 parking spaces. For the MSP market I think it's demonstrating how good transit can change the housing market.

Views from the top of the 14 story part will be pretty good of Minneapolis downtown. Hopefully we'll see more of this along the Green Line. Right by the soccer stadium?

Curious how much visibility this will have from 94 itself. It looks like Tower Hill may block most of it to the east. How much will be visible from the west?

I am pleasantly surprised! I like that it is right up against the street...

Student Ghetto > Mixed-use
I'm thinking it might be a bit far from the campus to get that many students. I don't see the apartment being design for more than 2 students at a time so I'm not thinking student ghetto. More like University support administrations and office workers. With the green line station some people that work in either DT MPLS or St. Paul would be good candidates.

Unless I wasn't looking at the most recent drawings, there's a bunch of four-bedroom apartments in there. Maaaybe they're intended for families, but I'm guessing they're for students.

As has been said by one of the developers, Doran, the student market is over saturated. You already had places cutting deals to get students in. I don't think this project really want to deal with a student makeup and would rather do the studio, one bedroom , and two bedroom format. The multiple bedroom student housing needs time to let the market catch up.

1 Bed: 99 (29%)
2 Bed: 102 (30%)
3 Bed: 20 (6%)
4 Bed: 23 (7%)

There are two versions of that floating around--most of the images have those wee little square windows but the current version has larger, rectangular windows.

I feel like 2-6 fit in pretty well with the (mostly unattractive) Wahu project just down the road.

We need to rename this topic:
The Rise at Prospect Park is also known as the building the grocery store will be in

Does anyone know when demolition/construction will start? I would like to go over and get some pictures of the demolition process. I try to take a train ride to that area at least once a week. From what I can see, it doesn't look like much is going on.

I believe they're doing interior salvage work of fittings etc, but it seems to be taking a while.
