Solhem is proposing yet another apartment project in North Loop. They will present their 8 story (124 unit) building to the CoW next week.

Unfortunately they can only build 1 story of parking underground due to the location on the Bassett Creek tunnel. 1.5 stories will be built above grade. A total of 224 spots ( :| ). Also, they are currently proposing that it would be just about 20 feet short of going from the 1st St side to the 2nd St side. Making it harder for any new development to go there. I see some issues with this proposal that I hope get worked out in CoW.

So conceivably something could still be built on the 2nd half of the block? Also, no retail?

Bassett Creek is the only thing Minneapolis will build a major tunnel for downtown. And there it is again. ;)

I am glad though that this pocket of surface parking is filling in.

The report says it's 7 floors, but it looks more like 6 floors from the street. I don't see 8 stories anywhere, unless we're counting the underground parking as a floor.

Hi all, first time poster here. I relocated to Minneapolis this past summer and have enjoyed tracking all of the development going on in the area through this forum.

I'm very interested in this project since it is right across the street from my place. I'm curious if there will be parking available in the project for the general public (not just the employees in the Itasca building). The lot across the street fills up just about every night during comedy shows at Acme.

Anyway, I noticed some digging going on I the lot this morning - not sure if it's just typical repair or exploratory prep for the project. Seems odd to do lot repair in mid-January...

Is there a reason there is going to be surface parking along 2nd St?
I think it's because Soltva and Solhavn offer some of those spots to residents as cheaper parking options, if I remember correctly.

Also, looking out my window, I'm seeing digging in that lot. I'm just a novice so I'm not sure what they'd be doing with a hole that big. Maybe one of you guys can enlighten me.

Of course love another large surface parking lot to bite the dust, but I don't like how the surface parking surrounds the "public park". Not keen on the park backing up against a solid, blank wall either and being surrounded by parking -- why not at least extending it to the sidewalk? Pretty much I see this park only serving as a place for doggies to "do their business". Not really a place to hang out in. If the city is going to allow a development to forgo its park dedication fees in lieu of it including green space - then the city should hold the developer to certain standards/expectations for the green space.

I feel like the park will be really nice as a courtyard if the rest of the lots get developed in a similar manner, definitely awkward until that happens though.

I'd love to see some townhomes on that leftover strip of parking.

My guess would be that they're saving that half for future development.

The problem is that they don't own the property you guys are talking about. It would be nice if they owned the whole blockface along 8th ave, but they don't.

Cool. So it is, al the parking remaining is a single parcel.

You can see at that link that the wedge becoming a "park" Is directly over the bend in the creek tunnel.

Schafer Richardson looks to own it. The address associated with ownership is the same one that Schafer is in. So we could still see something built here soon..

I think if SR were to develop the remaining half of the block it'd be best to just extend this proposal's park to the sidewalk. I agree he blank wall overlooking it is pretty bad, and since it's the parking ramp right behind it the only things I can think of to make it better would be some murals or landscaping, but the latter usually looks like garbage in the winter. In any case, having it be a courtyard in a townhome-lining scenario wouldn't be awful, but it's not hard to imagine this space being really bad if surrounded by 2 blank walls and the back of a couple residences.

Email the council member and planner on the project and they will put it in the application as part of the public record. Wouldn't hurt to copy the park board member and/or various members of the COW.
