What percent of the population can afford a 450-500k house (and the required costly maintenance for a 100 year old mansion), even if you factor in the transportation savings of living in a neighborhood like this?

To be fair, you can pick up a 3 BR house in Lyndale neighborhood for far less than $450k. At the end of 2014, there were decent condition 3BR houses for upper $200k's within a 10 minute walk of Lyn-Lake. Plenty of more expensive houses too. While not a huge supply of those, it is within reach of middle income earners depending on their available equity.

Yes, but the Lyndale neighborhood is not the Wedge. The Wedge has equal access to LynLake as it does the Uptown core, is much closer to the Greenway for most residents than Lyndale, is closer to downtown with arguably better transit access owing to the 4 and 6/12/17 combination being viable <5 minute walks for many, and simply has way more commercial options outside the activity centers. Not trashing Lyndale (or Kingfield) - I live in South CARAG - basically Richfield.

Just an idea: What if the Arby's and Rainbow/Cub blocks were developed at the same time, and with a significant redesign of that block of Lagoon? Legit.

That kitchen looks pretty much par for the course in the Wedge for older buildings. I assume the fridge is located outside of the room.That kitchen looks miserable.
Kitchen are so often a deal killer in older places in this area, especially if you want any room to actually cook.

I think it's the former pantry and the kitchen is now one of the 'bedrooms' (the room with white trim and mirrored closet door).That kitchen looks miserable.

It is on the outside too, you just can't see it. They just stuccoed over *everything*, including the rarely surviving colonial revival balustrades (similar to the Gluek house Bryant & 25th)That house is remarkably well preserved inside.

Based on the image in the article, on par with the very dull Pohlad manse across the lake.
