419 Washington Ave N - 10 story office
Didn't see this anywhere on here. Looks like CPM has proposed a 10 story office on some land they recently acquired.

Read the floor plans; 3 levels of below grade parking, and floors 1-3 are all parking as well except for the 2 story restaurant. That's up significantly from 1 floor of parking below and a few on the 1st floor in the back. Oh and the majority of it is public, so it's not even needed for the tenants.

As long as it isn't obviously parking from the outside, I don't see how it really matters. If anything, it makes the other office projects more likely instead of sucking up all the demand in one building.

It's not a stand alone parking structure and sufficient well hidden parking in the neighborhood is a good thing.

God, who really cares that there's that much parking? Much of it is hidden and well integrated into the design anyways. Probably won't be allowed either. Going 153 spaces over the limit is usually shot down.

I agree. I'm not necessarily too bothered by the amount of parking. I'm thankful that there are no surface lots. I also like the idea that most of it will be public. Just like someone stated above, it will definitely serve the other office developments in the area. On another note, what transit lines is this year? How easy would be for tenants to access the building via public transit.

Staff is recommending approval with the condition that any part of the building facing a primary street be lined with an active use (e.g., office) instead of with parking. This would make it better, although I agree that since the street level is relatively active and the parking might not be too obvious from outside, it could be fine as is.

Having previously worked in the North Loop, I can say that additional parking ramps are going to be necessary if we want all of the surface lots developed. The area is really lacking in quality transit service for how popular it is, so almost everyone living there drives a car, and almost everyone working there drives a car. I'm actually hopeful this can go through with public parking included (whether or not the count gets reduced). I also agree that it looks nice, even if it isn't bold/modern.

From a pedestrian standpoint, how often do you really look at what's on the other side of a window twenty or thirty feet up? As long as there's actual glass on the parking levels, and not just openings with a metal screen like The Metro Apartments, I can't get too worked up about it.

Target Field Station is about 3/4 blocks away, so Blue, Green and Northstar are reasonably available, and the 14 bus stops at the corner of 5th and Washington.On another note, what transit lines is this year? How easy would be for tenants to access the building via public transit.

Can we change the title of this thread? There's no way this project will have a Washington Avenue address going forward.
Definitely an improvement over the earlier versions of this that we've seen. I still wish that the building form did a little more to respond to the historic railroad spur that's such a defining element of its neighbor.

A 10-story building could have half of its above-ground space for cars.

Can somebody clarify which projects these are? I can only think of the building along Washington next to Freehouse.Within just a few blocks, developers have proposed several projects, including an 11-story, 200,000 square foot Class A office building at 700 Fifth St. N. United Properties recently revised its plans for a 10-story class A office building on a half-block site at the corner of 7th and Washington Avenue to also include a smaller adjacent apartment building.
