Not sure how I feel about the faux-historic, although this one at least appears to be better executed than the dog that Swervo proposed over on N. 5th Avenue.

But it's a really interesting site plan. Does a lot of cool things, even if it would seem to suck up the last great spot for a North Loop central park.

Well it's wrapped in residential units and has a large retail space at the bottom.

I'm glad that the ramp has retail/amenities at the base, but does it really have blank cement walls on two sides?

The retail and residential is a nice addition, but that doesn't make up for the blank, cement walls. Very cold and uninviting to me. The building itself looks nice though!

I think the assumption is that at least one side will be covered by a future development. The other side will hardly be visible.


I rather like the ornamentation on the ramp and the residential units going up the far side.

Also saw that the plans show "future 140 foot building" to the north west between this and bunkers, so they know a few details about the future (greco was it? )development next door.

Also this leaves the Basset Creek corridor open and a potential connection through the blocks with said development.

I may be missing something, but where are the windows for the residential units on the parking ramp? All the sides look the same to me.

They are kind of hard to see but there are multi-pane windows on the 3rd street side of the ramp as well as the the first bay on the 8th ave side.

I really like the office building but am a bit confused by the parking ramp. The renderings so it as all grey but the earlier drawings seem to say the first 2 levels will use brick panels so are the bricks grey like the concrete or are the renderings off?

I'd imagine the residential isn't taller or more because they're planning with the adjacent lot and that would block views of the future residential units next door?

Another thing that is great about this are the 4 retail bays. This could really bring in the more reasonable fast casual type places. Chipotle etc etc. Lots of office workers for lunch and tons of residential around. That little green space could really be bumping with a good mix of food and shops.

I'm curious why United is even moving forward with this when there is an almost completely finished T3 sitting empty just down the street.

Didn't the last round of metrics for office space show that northloop was the tightest market for class a office in the metro? I'm sure they're not worried with that kind of news.

Sure, the vacancy rate is low. Yet that was with no new construction, we've only had conversions so far and most were of far smaller square footage than what this would build. T3 is the first spec office building to be built in the area from scratch, and the result isn't exactly encouraging. 250k square footage added to the market with no announced office tenants as of yet.

2 other developers have also proposed spec office buildings for the area, if they're all bullish I don't think we need to worry about them.

I do not like the 2-6 floor parking ramp connection. The RR ROW alleyway is visually important here.
